Stei8ht New Cairo is a residential compound under construction by Landmark Sabbour (LMD) in east New Cairo. It spans 550 feddans, 85% of them set aside for green and open space. As of the October 2026 update, townhouses and villas start from EGP 36.6 million with a 5% down payment and installments over up to 8 years, and delivery of the first phase is in the fourth quarter of 2026.

About the Project

Landmark Sabbour announced Stei8ht in September 2022 as one of its largest projects, with a stated investment plan of EGP 30 billion and about 2,000 villas and residential units spread across eight parcels, including the Jade Fields parcel on 30 feddans with about 400 units. The total area is about 550 feddans, of which about 350 feddans are residential and the rest commercial and administrative.

Each parcel has its own entrance and a mini club, and green spaces and waterfronts separate the parcels. Every unit has a view of more than 28 metres. The masterplan includes a commercial and administrative zone of 170 to 200 feddans depending on the phase, so we treat the figures as ranges and confirm the official number with you from the developer.

Stei8ht is a low-density community built around standalone homes. The announced types are limited to townhouses and villas, with no apartments, which suits families looking for land and a private garden rather than an apartment in a residential building.

Location of Stei8ht New Cairo

The project is in New Cairo on the Cairo-Suez Road. It is classed within the First Settlement and overlooks the Ring Road opposite Al Rehab City, next to Hassan Allam compound. The project has four entrances: three on the Cairo-Suez Road and a fourth private entrance, 90 metres wide, from the Youssef El Sebaie Axis.

The American University is about 15 minutes away, Downtown Mall about 17 minutes, Cairo Airport about 20 minutes, the Ain Sokhna Road about 20 minutes, Heliopolis about 22 minutes and the New Administrative Capital about 40 minutes. Its closeness to the Mohamed Naguib Axis and the Youssef El Sebaie Axis makes it easy to reach the Fifth Settlement and surrounding areas.

Unit Sizes and Types

Stei8ht focuses on townhouses, twin houses and standalone villas, the core types in the project. Areas vary by phase, because each one offers a different phase or model:

• Townhouses: 305 to 345 square metres with three to four bedrooms. Another townhouse model starts from 220 square metres plus a private terrace of about 40 square metres.
• Twin houses: starting from about 260 square metres with a private terrace of about 60 square metres.
• Standalone villas: from 333 square metres with three bedrooms, and from 390 to 615 square metres with four bedrooms. Some start from 280 square metres.
• The original announcement quoted areas between 230 and 800 square metres for units in general.

Landmark Sabbour delivers villas semi-finished, and buyers of the larger villas can choose their interior design. Always ask about the finishing type in the parcel you are interested in.

Stei8ht Prices

Townhouse and villa prices start from EGP 36,583,939, with an announced launch price of EGP 37 million. Lower ranges exist for some units: townhouses from EGP 19.5 to 23 million, twin houses from EGP 22.5 to 26 million and standalone villas from EGP 50 to 104 million. Villas are also available at roughly EGP 38.7 to 82 million.

Payment Plans and Delivery

Several payment plans are announced at Stei8ht, depending on the phase:

• A 5% down payment at contracting with installments over up to 8 years, and another plan with quarterly installments over 9 years.
• Sales announcements citing a 5% down payment and installments over up to 9 years.
• A no-down-payment plan over about 7.5 years, and a cash discount of up to 30%.
• Options with no down payment or with a 10% down payment and 7-year installments.

Delivery is in the fourth quarter of 2026 for the phase on offer (construction began in March 2024). For clarity, the first announcement had targeted delivery of the first batch in the fourth quarter of 2024, so check the delivery schedule in the contract before you book.
