The Crest New Cairo

The Crest New Cairo is a residential compound under construction by Il Cazar Developments at the intersection of the Middle Ring Road and South Teseen in the Fifth Settlement. It covers 158 feddans (some figures say 165). As of the October 2026 update, villa and townhouse prices start from EGP 28.5 million with a 5% down payment and installments over up to 10 years. Delivery is in the fourth quarter of 2029, after construction began in May 2025. Apartments are also available at lower prices with a 2.5% down payment, so we present the figures as ranges.

About the Project

The Crest is built around an integrated community with green space covering more than 60% of the land and 10 artificial lakes. Its neighbourhoods are divided into five zones: The Signature Ville, Crest Ville, Crestonia, Crest Side and Crest Field. The masterplan is attributed to engineer Raafat Fahmy.

Details differ on the unit types: the project summary lists townhouses and villas only, while the description speaks of apartments, duplexes and family homes in the Crest Field zone, and apartments of 85 to 150 metres are available. We believe the apartments and duplexes are released in later phases, so ask which phase is actually available.

The project is one of the new communities not yet delivered: construction began in May 2025 and the announced delivery date is the end of 2029. That suits buyers planning a long-term purchase on an extended payment plan, and does not suit anyone who wants to move in within two years. In that case we suggest ready resale units in existing Fifth Settlement compounds.

Location of The Crest Fifth Settlement

The project is in the Fifth Settlement in New Cairo, at the intersection of the Middle Ring Road and South Teseen, which is the main entrance to New Cairo. The New Administrative Capital, the Ain Sokhna Road and the American University are each about 5 minutes away, Al Ahly Club about 15 minutes, and Heliopolis, Madinaty and Al Rehab are close by.

This location gives the project quick access to the Suez Road, Ain Sokhna and the New Administrative Capital. It is one of the most sought-after sites in the city because it combines proximity to the universities and the main roads. The project is close to Heliopolis, Madinaty, Al Rehab and the Suez and Middle Ring roads, and travel time to each varies at peak hours, so we recommend driving the route before booking.

Unit Sizes and Types

The units on offer are:

• Townhouse: 230 square metres with three bedrooms (Model A).
• Three-bedroom villas: 210 to 275 square metres (Models B, C and D).
• Four-bedroom villas: 330 to 440 square metres.

Standalone villas start from 240 metres, townhouses from 230 metres, duplexes from 160 metres and apartments from 85 to 150 metres. The finishing level has not been announced, and the project has 11 unit models. Some of the bathroom counts announced seem high for the number of rooms, so we check the floor plans before relying on them.

The Crest Prices

Villa and townhouse prices start from EGP 28,512,000, with an announced launch price of EGP 29 million. Prices range between EGP 8.6 and 26.9 million depending on unit type, while a 125-square-metre unit is priced at about EGP 14.65 million, with an average price per square metre of EGP 117,209, and resale prices start from EGP 7.34 million.

This means the larger villa and townhouse units cost far more than the small apartments, so decide which unit type you want before comparing prices. It is worth asking for the price per square metre of each model, whether the price includes the terrace, private garden and parking space, and about corner units or those overlooking the lakes, which may carry a price premium.

Payment Plans and Delivery

Two plans are offered with a 5% down payment at launch, with installments over 7 or 10 years. The available plans also include:

• A 2.5% down payment with installments over 10 years.
• A 5% down payment at contracting with installments over 7 years at no interest.

Delivery is in the fourth quarter of 2029 (31 December 2029), and construction began in May 2025. Confirm the date and the late-delivery penalty in the contract.

Il Cazar Developments was previously known as Go Khozam Real Estate Development and changed its name to Il Cazar in April 2022, with the shareholders unchanged. The project also lists a sports club, a cinema, schools, universities, hospitals and pharmacies, fire alarm and firefighting systems, waste sorting and recycling, and air conditioning in the units. These are promotional descriptions that we recommend checking in the developer’s brochure. Since the project is under construction, ask for the core services, such as the clubhouse, pools and lakes, to be written into the contract appendix with a delivery timeline, because unit handover may not coincide with the completion of facilities in some large projects.
