Prices at Alaire start from EGP 6.8 million for a 224 sqm apartment (October 2026), the largest 303 sqm apartment reaches EGP 16.555 million, and town houses start from EGP 25 million. Resale listings show different figures, including a 175 sqm apartment at about EGP 4.85 million, which do not necessarily reflect the developer’s price.

Adding the finishing costs about EGP 7,000 to 12,000 per sqm, or roughly EGP 1.6 to 2.7 million for a 224 sqm apartment (our own rough calculation), a figure you should add to your budget. The Odyssia project as a whole starts from EGP 2.4 million, but that figure is for smaller units in other phases and not for Alaire.

To illustrate with our own rough calculation: the price per sqm of the cheapest apartment (EGP 6.8 million for 224 sqm) is close to EGP 30,000, and with the finishing cost added it rises to between EGP 37,000 and 42,000 per sqm. If you are comparing Alaire with a finished unit in another compound, compare against the latter figure and not the launch figure.

Payment Plans

• A 10% down payment with installments over up to 7 years (28 quarterly installments), depending on the unit and phase.
• Units under construction are available with a 10% down payment and delivery in the fourth quarter of 2027.
• For the Odyssia project in general, Al Ahly Sabbour announces a 5% down payment and 10-year installments.
