Altea Marassi North Coast is a new phase by Emaar Misr inside Marassi at Kilometer 126 in Sidi Abdel Rahman. It is an off-plan project that has not started delivery yet. Altea Marassi prices start from EGP 12 million (the announced launch price) as of October 2026, and the phase includes twin villas and townhouses from 167 to 308 sq m. A separate project area and a delivery date have not been published. Altea Marassi location and kilometer

Altea is inside Marassi at Kilometer 126 of the International Coastal Road in Sidi Abdel Rahman. Kilometer figures for Marassi differ by phase and unit type, between 125 and 126. The village is close to the Marassi golf course and to Marassi’s restaurants, beaches and resorts, with access to the course but no specific distance given.

Marassi is about 35 minutes from El Alamein Airport (37 km) and roughly two hours from Alexandria. These are general distances for Marassi and not specific to Altea.

Sizes and available units

A separate area for Altea has not been published. We show the following units:

• Twin villa (Model A), 3 bedrooms, 167 sq m with 4 bathrooms.
• Twin villa (Model A), 3 bedrooms, 219 sq m with 5 bathrooms.
• Villa (Model A), 5 bedrooms, 308 sq m with 5 bathrooms.

Descriptions differ. Altea is also described as a townhouse of 167 to 219 sq m (the figures on our Marassi phases page), and twin villas of 3 to 4 bedrooms with built-up areas from 146 to 162 sq m are also available. The project description also mentions chalets and apartments, without giving their sizes.

Altea Marassi prices

Altea Marassi prices start from EGP 12 million at the launch price. Older, undated figures put Altea townhouses from EGP 12.09 to 17.51 million, and these cannot be taken as a current price. No official price list for this phase has been published by Emaar, so we confirm the actual price of the model you choose before you reserve. As a simple calculation, EGP 12 million for a 167 sq m twin villa works out to about EGP 72,000 per meter, a rough figure for comparison only.

Twin house listings in other Marassi phases start from much higher figures (such as EGP 50 to 60 million for resale units in phases like Verde). These are different products and are not a benchmark for Altea prices.

Payment plans and delivery

The developer has not announced a down payment, an installment period or a delivery date for Altea. For Marassi in general we show a plan with a 5% down payment and payment over eight years, which are general terms and not fixed for Altea specifically, so we request the official offer for the phase before any commitment.

Because the project has not started delivery, the delivery date and final specifications are set in the contract, and we recommend having them stated clearly along with any late-delivery penalty.

The developer: Emaar Misr

The developer is Emaar Misr. The company has been developing Marassi since 2006, and Marassi covers more than 6.5 million sq m, with 6 beaches, an 18-hole golf course and a marina of about 267 berths. These facilities give Altea a known, integrated setting compared with new stand-alone projects.

Altea includes:

• Swimming pools overlooking the beach at the phase level.
• Landscaped green spaces, gardens and water features.
• Car-free pedestrian paths.
• Access to the Marassi golf course.
• Closeness to Marassi’s shops, restaurants, beach clubs and hotels.
• A gated, secure community.

The facilities list also mentions a lagoon, a club, sports facilities, a hotel, a spa and restaurants. These are Marassi’s general facilities and not necessarily inside Altea itself.

What is confirmed: the phase name, the developer, the location at Kilometer 126, the launch price (EGP 12 million) and the three unit models. What is not confirmed: the phase area, the number of units, the installment period and the delivery date, as well as the nature of the final unit (twin villa or townhouse), a difference that affects the garden, roof and privacy. That is why we ask Emaar or the official sales office for the model plan before any reservation.

Altea versus Faya and Hana Bay

Altea sits in the middle of the price ladder between Faya, which starts from EGP 13.5 million as small chalets on resale, and Hana Bay, which starts from EGP 60 million as large standalone villas. Altea is distinguished by being ground-floor units with gardens and not apartments. Each phase has its own audience: Faya for small investment, Altea for the mid-sized family, and Hana Bay for luxury villas.
