The Greek Village Marassi North Coast is a townhouse phase by Emaar Misr in a white-and-blue style inspired by the island of Santorini. It was launched in July 2017 on a high site overlooking the sea, the lagoons and the golf course, and it appears as a project under construction. Greek Village prices start from EGP 17.5 million, with a launch price of EGP 18 million shown (last updated October 2026), a 10% down payment at launch, and unit sizes from 231 to 327 sq m. To learn about the parent project, see Marassi North Coast, and to compare Marassi villages, read our guide to Marassi phases and prices in 2026.

Greek Village location and kilometer

The Greek Village is inside Marassi at Kilometer 126 of the International Coastal Road in Sidi Abdel Rahman. Kilometer figures for Marassi differ by phase and unit type, between 125 and 126. It sits on a high site in Marassi with panoramic views of the sea, the lagoons, the golf course and the rooftops.

Marassi is about 35 minutes from El Alamein Airport (37 km) and roughly two hours from Alexandria.

Sizes and available units

At the 2017 launch, townhouses and apartments were announced with sizes starting from 230 sq m. We now show 3-bedroom townhouses with sizes between 231 and 327 sq m in 10 models, including:

  • Model 1 at 231 sq m with 4 bathrooms, and Model 2 at 232 sq m.
  • Models 3, 5 and 10 at 236 and 239 sq m.
  • Model 8 at 252 sq m, and Model 6 at 303 sq m.
  • Model 9 at 316 sq m with 5 bathrooms, and Model 7 at 327 sq m.

All the listed units are 3-bedroom townhouses.

Greek Village prices

Greek Village prices start from EGP 17.5 million, and we show a launch price of EGP 18 million. Other figures circulate by model and floor, and no official price list from Emaar is currently published, so we confirm the actual price for you before you reserve. Prices on the resale market vary with the view and with the unit’s closeness to the beach and the restaurant square.

As a simple calculation, the launch price of EGP 18 million for a 231 sq m unit works out to about EGP 78,000 per meter. This is a rough figure that changes with the size of the garden and roof and the position inside the village, and it is not an official price. We send you a list of the available models and their actual prices on WhatsApp.

Payment plans and delivery

We show a 10% down payment at launch. A figure of 10 also appears in the payment plan without a stated unit, and we do not treat it as a confirmed installment period until we review it with Emaar.

Delivery is shown as July 2024 (the third quarter of 2024), but the same listing also gives a construction start of 19 August 2025 and classes the project as “off-plan”. The delivery date and the construction start date clearly conflict. We therefore do not rely on any date without written confirmation from the developer, and we ask to inspect the state of the site before contracting.

The developer: Emaar Misr

The developer is Emaar Misr, which has been developing Marassi since 2006, and Marassi covers more than 6.5 million sq m. The Greek Village is among the most distinctive Marassi villages in architectural character, with white buildings, domes, blue windows and stone-paved walkways.

Services, beach and facilities

The facilities list for the Greek Village and Marassi includes:

  • Several swimming pools and jogging and walking tracks along landscaped paths.
  • Six private beaches, a beach club and an aqua park.
  • An 18-hole golf course.
  • The M Porium Marassi commercial and entertainment center, floating restaurants and cafes.
  • Sports facilities, 24-hour security and internal transport.

These facilities belong to Marassi as a whole, and the images show a lit evening walkway and small shops in the heart of the Greek Village.

The architectural style of the Greek Village

The Greek Village is built on white buildings with blue windows and doors, domed roofs and stone-paved paths decorated with flowers. These details appear in the project images and aim to create a character like the Greek islands instead of the modern glass style of the rest of Marassi. It is a strength for buyers who prefer a classic atmosphere and helps with short-term rental, but it may not suit those who prefer modern facades.

The Greek Village versus Altea and Hana Bay

The Greek Village starts from EGP 17.5 million as a 3-bedroom townhouse, while Altea starts from EGP 12 million as a smaller twin villa and Hana Bay starts from EGP 60 million as large standalone villas. The Greek Village is the oldest of the three, launched in 2017, which suggests its units are closer to handover or available on resale, but the offers we have show conflicting dates and do not confirm this.

Marassi around the Greek Village

Emaar’s Marassi spreads over more than 6.5 million sq m with a 6.5 km sea frontage and six beaches. It has an 18-hole golf course designed by Peter Harradine and a marina of about 267 berths. Marassi offers seven hotel options, including Alamein Hotel, Address Golf Resort, Address Beach Resort and Vida Marina, making it a complete summer destination with beach, restaurants and entertainment in one place. The Greek Village is near the M Porium Marassi commercial and entertainment center mentioned above, which provides restaurants and shops without going far from the unit.

Who the Greek Village suits and tips before you reserve

The Greek Village suits buyers who prefer a townhouse of 231 sq m or more with a distinctive architectural character and a hospitality feel inside Marassi. Before you reserve, ask for the plan of the model you want and the size of its garden and roof, the payment schedule and down payment, and a written delivery date, since the offers show July 2024 alongside construction starting in 2025.
