About Mivida Gardens Mostakbal City

Emaar presents the project as “the natural evolution of the Mivida legacy”, built on more than 500 feddans threaded with calm lagoons and landscaping. It is built in partnership with Hassan Allam Construction for the building and finishing work, in a contemporary European design inspired by California, Santa Barbara and Tuscany.

The project is divided into eight phases: Pearl and Crystal (apartments), Vista Villas, Bloom Villas, Amber Villas and Serene Villas, and Fleur Townhomes and Alma Townhomes. Each phase is released at its own prices, which change with every launch. Do not confuse the project with Mivida in the Fifth Settlement, a different compound whose data is on the Mivida compound in the Fifth Settlement page.

The master plan in the developer’s brochure shows a hotel, serviced apartments, a commercial district, a sports club, an international school, a residential club and an urban beach, spread among the villa, townhome and apartment clusters around green spaces and lagoons.

The compound is in Mostakbal City in east Cairo, between the Regional Ring Road and the Southern Mostakbal Axis. As of October 2026, the main destinations are at these distances:

We suggest apartments in Pearl and Crystal for anyone after a lower entry price, and the townhomes for those who prefer privacy and a garden. The standalone villas speak to the higher segment that prefers large spaces and lagoon views. Prices vary by phase and by the unit’s position in the plan.

Mivida Gardens prices and payment plans

Mivida Gardens prices start from EGP 12 million for a one-bedroom apartment of 93 metres, at a per-metre price between about EGP 119,000 and 217,000. Prices step up as follows:

• Two-bedroom apartment (115-117 m²): from EGP 17 million.
• Three-bedroom apartment (165-171 m²): from EGP 25 million.
• Townhouse: from EGP 38 million.
• Standalone villa: from EGP 44.8 million.
• Six-bedroom villa: from EGP 55 million.

The announced payment plan: a 5% down payment at contracting and a second 5% after 3 months, with the remaining 90% in equal installments over up to 7 years, paid directly to Emaar with no bank financing. A maintenance deposit of 6% to 8% of the unit price is added and paid before handover (about EGP 1 million for a 115 m² apartment). The example monthly installment on a balance of EGP 10.8 million is about EGP 128,600. Delivery is in 2029 in phases, fully finished with Emaar’s standard materials. The developing company is Emaar Misr, the Egyptian arm of Emaar Properties.
