Location of Marassi Hana Bay and the Kilometre Marker

The village is inside Marassi in the Sidi Abdel Rahman area on the Alexandria-Matrouh coastal road, and it has no separate kilometre marker. Marassi itself is at Kilometre 125 or 126 depending on the phase, about 35 minutes from Alamein International Airport (37 km), roughly two hours from Alexandria and three hours from Cairo.

Unit Sizes and Availability

The village has 657 standalone villas on 218 feddans, which works out to about 3 villas per feddan in a simple calculation that includes roads, water features and services. Sizes are:

• 3-bedroom villa of 265 sqm.
• 4-bedroom villa of 380 sqm.
• 5-bedroom villa from 400 to 585 sqm (Model A at 585 sqm, Model B at 550 sqm and Model C at 400 sqm).
• 6-bedroom villa of 615 sqm.
• 7-bedroom villa from 490 to 615 sqm (Model A at 615 sqm and Model B at 490 sqm).

The figures show a project aimed at buying a large family villa rather than a small chalet: the smallest unit is 265 sqm and the largest is 615 sqm.

Marassi Hana Bay Prices

Marassi Hana Bay prices start from EGP 60 million, based on the announced launch price. The same price appears for the 3-bedroom, 265 sqm villa, which works out to about EGP 226,000 per metre in a simple calculation. We have not found an official price list published by Emaar Misr for this phase, and prices and availability can change quickly.

Do not confuse Hana Bay with Marassi Bay, villas launched in 2018. Resale listings for Marassi Bay can appear at much lower prices than Hana Bay, because it is a different product in location and size.

Payment Plans and Delivery

We show a 5% down payment at launch. The installment period for the project is not specified: the number 5 appears in the payment-plan field without a unit. For Marassi in general we show a plan with a first payment of five percent and payment over eight years. These are general Marassi terms that have not been confirmed for Hana Bay specifically, so we confirm the official payment plan with you before any reservation.

Delivery is in December 2030 (the fourth quarter of 2030), with an expected completion date of 19 December 2030. The buyer therefore needs a relatively long horizon and a financing plan to match.

The Developer: Emaar Misr

The developer is Emaar Misr for Development, the master developer of Marassi. Its other projects include Uptown Cairo and Mivida in New Cairo and Cairo Gate in Sheikh Zayed. The Marassi project began in 2006 and covers more than 6.5 million sqm.
