Dose North Coast

Dose North Coast (DOSE, also written D.O.S.E and pronounced “Dose”) is an integrated coastal project developed by Akam Developments in partnership with Saudi Rajhi Group. It sits at kilometer 174 of the Alexandria-Matrouh road and is under construction as of October 2026. The project covers 125 feddans with announced investments of EGP 5 billion. Prices in Dose start from EGP 10.79 million with a 10% down payment and installments over up to 10 years, and delivery is in the last quarter of 2030. The village offers apartments, chalets, townhouses and villas, in a design built around green space, artificial lakes and a sea view for more than 60% of the units.

Location and kilometer marker

Dose is at kilometer 174 on the international coastal road, in the Dabaa section of the North Coast, on a sea frontage 450 meters long and about 1,000 meters deep. The project is about 14 kilometers from Alamein Airport and minutes from the Cairo-Dabaa exit, although other announcements give slightly different airport distances, so we state it as approximate. Neighbors include projects such as The Waterway, Katameya Coast and La Vista Bay. The area lies in the North Coast, in the new growth belt between New Alamein and Ras El Hekma.

Sizes and unit types

The plan gives 70% of the project area to green and water surfaces, including about 9 feddans of artificial lakes, which means relatively low building density. More than 60% of units have a sea view, and about 30% have a direct, unobstructed sea view. As of October 2026 the unit types are as follows:

• One-bedroom apartments: 68 to 70 sqm.
• Two-bedroom apartments: 88 to 106 sqm.
• Three-bedroom apartments: 136 to 164 sqm.
• 3-bedroom townhouses: 160 to 184 sqm.
• 4-bedroom twin villas: 229 to 236 sqm.
• Villas with 5 bedrooms at 278 sqm, and with 6 bedrooms at 395 sqm.

Larger townhouse and villa areas of between 357 and 977 sqm are also quoted, most likely the total plot area rather than the built area, so our rule is to ask for the built area and the garden area separately when you reserve. The village also has a chalet phase called Ray Chalets, with smaller units for buyers looking for a lower entry price.

Dose North Coast prices

Prices in Dose start from EGP 10.79 million as of October 2026. The Ray Chalets phase starts from EGP 5.63 million for a 65 sqm chalet. Resale listings in circulation show 88 sqm chalets at about EGP 8.6 million with a 10% down payment and 10-year installments, a 184 sqm townhouse at about EGP 35 million, and a 293 sqm detached villa at about EGP 63 million. These are resale asking prices, not the developer’s list, and they vary with phase and position. The final price depends on the floor, the view and the unit’s distance from the lake or the beach.

Payment plans

The company announces five options with a uniform 10% down payment and different installment periods:

• 10% down payment and installments over up to 5 years.
• 10% down payment and installments over up to 6 years.
• 10% down payment and installments over up to 7 years.
• 10% down payment and installments over up to 8 years.
• 10% down payment and installments over up to 10 years.

Delivery is in the last quarter of 2030, so rely on the date written in the contract. With the announced construction period running to 2030, choosing the installment that fits your income matters more than hunting for the lowest down payment. A longer plan lowers your monthly burden but increases the total you pay over the installment years if there are any interest charges or increases.

The developer: Akam Developments

The developer is Akam Developments, an entity that brings together the Egyptian company Akam and Saudi Rajhi Group, with announced investments of about EGP 5 billion in Dose village. Akam has other projects in the New Administrative Capital, such as Scene 7, which is listed on the company page on our site. This gives you a reference to compare delivery and execution standards before you reserve. The Saudi-Egyptian partnership shows investor interest in the North Coast, but it is not a guarantee of on-time delivery, so we go through the construction schedule with you in writing.

Services and beach

The announced facilities inside the village include:

• Several swimming pools, including a women’s pool, plus a gym, spa, sauna and jacuzzi.
• A sports club with basketball, tennis and football courts and multi-purpose courts.
• Walking, jogging and cycling paths among the gardens, and a social clubhouse.
• Children’s playgrounds, a nursery, a mosque, and a commercial mall of about 2,200 sqm with a supermarket.
• A medical building with clinics, laboratories and pharmacies, plus ATMs and electric vehicle charging stations.
• 24-hour security, electronic gates, fire-fighting systems and generators, solar power and cleaning services.
• Golf carts, an internal bus and a services app, with hotel-style management for serviced units.

The beach is announced at 450 meters, which is shorter than the beaches of some larger projects. Spread over 125 feddans, what you should compare is the number of units per meter of beach, so ask for the total unit count and how private the beach is.

Ray Chalets and who Dose suits

Ray Chalets is the newest phase offered inside Dose. It brings modern chalets built around comfort and wellbeing, with an entry price from EGP 5.63 million and expected delivery in 2030. It suits those who want to enter the project on a lower budget or invest in summer rental with a small unit. Townhouses and villas suit families who want a garden and more privacy and can wait until 2030.

The strengths of Dose are its low-density plan, its closeness to the coastal road and the airport, its variety of units and its long payment plans. Points to watch are the long announced construction period, the beach being relatively short compared with the project area, and unit sizes that differ by phase. We therefore recommend reading the project brochure and the delivery schedule and visiting the site before reserving, and comparing at least three projects between kilometer 165 and 185 before you decide.
