Elaia New Heliopolis is a residential compound launched in August 2025 and developed by AJAD Developments on 85 feddans in New Heliopolis, east of Cairo. It is under construction with sales ongoing. About Elaia New Heliopolis

AJAD announced the launch of Elaia on 7 August 2025 as its first project in Egypt, in partnership with Misr El Gedida for Housing and Development, with a design by Yasser El Beltagy’s office (YBA) and structural supervision by Moharram & Bakhoum (ACE). The project consists of 4 gated clusters, and the building ratio is only 16%, against 84% for green areas and artificial lakes.

In September 2026, Ministerial Decree No. 994 of 2026 approved the project’s master plan, and construction works were scheduled to begin in the second half of 2026. The International Contracting Company (part of MG Real Estate Development) is carrying out the first phase, and the company has allocated EGP 500 million for construction in 2026 and 2027.

Elaia New Heliopolis Location

The project is in New Heliopolis on the Al Amal Axis, overlooking the Mohamed Naguib Axis, on the Suez Road in east Cairo. Approximate travel times are:
