SODIC East New Heliopolis

SODIC East New Heliopolis is the largest residential community SODIC has developed in East Cairo, on 655 feddans in New Heliopolis next to El Shorouk City and close to the New Administrative Capital. The project launched in 2017 in partnership with New Heliopolis and sold out at launch, and it now offers new phases of apartments, townhouses and standalone villas. As of October 2026, apartment prices in the Oak phase start from EGP 15 million, with a 5% down payment and installments over up to 10 years.

About the SODIC East project

SODIC East presents itself as an integrated community for multi-generational families, combining education, leisure and services. The master plan was drawn up by the international consultancy Sasaki. The project covers 655 feddans, of which more than 84% is set aside for green and open space, a high share compared with most East Cairo compounds. Homes are spread across neighborhoods designed around nature instead of tightly packed residential blocks.

The plan rests on a central green axis known as the “Green Spine”, about 50 meters wide, with the residential neighborhoods around it. The sports club is within walking distance, with an international school close by. The project is sold in successive phases, and each phase has its own delivery date, payment plan and prices, so it is important to know which phase you intend to buy in before comparing prices.

SODIC East New Heliopolis location

The project is in New Heliopolis in East Cairo, between the Cairo-Suez Road and the Cairo-Ismailia Road, next to El Shorouk City within the area of New Cairo and East Cairo, and close to the New Administrative Capital. It has five entry gates, two of them from the main road, with operating services for residents.

Because the project sits on the edge of El Shorouk and not inside the Fifth Settlement, comparing it with Fifth Settlement projects means accounting for the different location and the travel time to the New Administrative Capital and downtown. The main location advantages for a buyer are:

SODIC East currently offers several phases (October 2026), with sizes ranging from 125 square meters for apartments to 392 square meters for large villas:

• Oak: fully finished apartments of 125 to 225 square meters, with private gardens and green views, steps from the schools and the club.
• Amberwood: units of 183 to 392 square meters combining flexible homes and gardens.
• Hazel: family homes, standalone villas and townhouses of 237 to 392 square meters along the Green Spine.
• Meadows: the project’s first single-family homes, and townhouses of 201 to 208 square meters, fully finished.
• Phase 19S: units of 183 to 392 square meters.

SODIC East prices and payment plans

Figures differ between phases and offers, so we present them as ranges. As of October 2026, apartment prices start from EGP 15 million in the Oak phase and reach about EGP 26 million for the larger units. Prices for the other phases run as follows:

• Amberwood: from about EGP 26 to 74 million.
• Phase 19S: from about EGP 31 to 73 million.
• Meadows (townhouses and single-family homes): from EGP 29.6 to 42.7 million.
• Hazel: from EGP 43.5 to 68.4 million.

The announced payment plans are a 5% down payment with installments of up to 10 years for Oak apartments, while a plan with a 0% down payment over 10 years is announced for phases such as Meadows, Hazel and Amberwood. We also offer (October 2026) townhouses and villas from about EGP 28 to 30 million with a down payment between 5% and 10% and installments of 8 to 10 years, figures that differ from unit to unit. Delivery is in the third quarter of 2027 for the Oak and Amberwood phases, then December 2028 for Hazel and 19S, and December 2029 for Meadows. SODIC is an Egyptian developer listed on the Egyptian Exchange since 1996, with three decades of activity in West Cairo, East Cairo and the North Coast.
