Kenz New Zayed

Kenz New Zayed (also written Kinz) is one of the largest projects launched in New Zayed in 2025. Madaar Development announced it on 16 June 2025 on roughly 200 feddans, with total investments estimated at about EGP 30 billion. It sits directly on the Cairo-Alexandria Desert Road opposite Sphinx International Airport and close to the Grand Egyptian Museum, and offers apartments, townhouses, twin houses and villas inside a master plan built around a central park of about 65 feddans for walkers and cyclists.

About Kenz New Zayed (Kenz / Kinz)

The building ratio is only about 12%, and about 65 feddans are set aside for open space. The master plan includes 6 lakes and connected gardens covering 50 feddans, along with land for a car-free park in the middle of the project.

The plan is divided into residential phases or “villages”, the best known being Lilac Village and Valerie Village, with an internationally branded hotel, hotel apartments, a 20,000 sqm commercial zone, a sports club and a social club. The developer says phase one is delivered within 4 years of launch and that its sales are estimated at about EGP 6 billion.

The units range from single-story to multi-story buildings with several interior design options, and the architectural character in the published images shows soft-toned facades, arches, terraces and private swimming pools.

Kenz New Zayed (Kenz / Kinz) Location

Kenz is on the Cairo-Alexandria Desert Road in New Zayed opposite Sphinx International Airport, next to Hills of One by People & Places and near Key of Greens compound. The area is a recent extension of Sheikh Zayed City, and the site connects to several main axes:

• Sphinx International Airport: about 5 minutes.
• Grand Egyptian Museum: about 15 minutes.
• Sheikh Zayed downtown (Downtown Zayed): about 15 minutes.
• Zed Towers and Sheikh Zayed districts: about 25 minutes.
• The Cairo-Alexandria Desert Road, the Rod El Farag Axis, the Dahshur Road and the Middle Ring Road.

The project is surrounded by other communities under construction such as Rafts by The Arc and Anas by Idris Buildings, which means a new residential area whose services will come together over time.

Unit Sizes and Types

Kenz offers a wide range of units that mixes apartments, townhouses and villas. Unit sizes start from 110 sqm for apartments and reach 450 sqm for the largest villas (October 2026):

• One-bedroom apartments: 110 to 115 sqm.
• Two-bedroom apartments: 125 to 160 sqm.
• Three-bedroom apartments: 160 to 200 sqm.
• Three-bedroom townhouses: 210 to 216 sqm.
• Four-bedroom villas: 240 to 345 sqm.
• Five-bedroom villas: 450 sqm.

Note that apartment sizes in Kenz (from 110 sqm) are larger than the average in many mid-market projects, which shows in the total unit price. Finishing details for each model have not been published yet, and we recommend asking us about the delivery condition before you compare.

Kenz New Zayed (Kenz / Kinz) Prices and Payment Plans

Kenz prices start from EGP 9 million (EGP 9,000,000), the launch price for the smallest unit, as of the October 2026 update. Some resale offers show much higher prices for larger units (for example a 130 sqm two-bedroom apartment at about EGP 12.5 million), so EGP 9 million should not be taken as the price of every unit.

The announced payment plan is a 5% down payment and installments over up to 10 years. The developer has not published an official price list for villas and townhouses, so we get the current price for each model from the developer directly.

The announced delivery date is Q4 2029 (December 2029), while the company speaks of delivering phase one within four years of launch, which is roughly mid-2029, and construction began in June 2025. Ownership is freehold.

The Developer

The developer is Madaar Development, a company founded in 2015. Its CEO Ahmed Ehab stated in October 2026 that the company has put about EGP 18 billion into its projects since founding, with contracted sales in the first half of 2026 of about EGP 15 billion, of which EGP 12 billion came from The Hillage Sheikh Zayed. The company is part of Sunrise Resorts and Hotels Group.

Kenz is the company’s largest project by area, which is why management talks about building it in phases. In October 2026 the company said it was preparing to launch its fifth project on about 200 feddans in New Zayed without naming it. We do not know whether this is a new phase of Kenz or a different project, and we will update the page as soon as an official statement is issued.
