When the agreement was signed on 22 September 2026, City Edge did not announce the project’s area, its total leasable area or the number of shops and restaurants (October 2026). What has been announced is that it is a multi-use retail promenade with commercial, service and entertainment activities, and that a number of units have already been leased to known brands. So we do not give you a figure for shop sizes, and we advise you to confirm them with the operator before any commitment.

What we do know is that the Mazarine compound that contains the promenade is made up of villas of 364 to 672 sqm, chalets and apartments, which gives the promenade a resident base in the same area, alongside summer visitors to the coast.

The developer and the operator

The developer is City Edge Developments. In September 2026 it signed an agreement with an alliance of Al Ashraf Group, SAM Real Estate Development and AWG to lease and operate the project for 9 years. Tamer Nasser, CEO of City Edge, called the signing “an important step in City Edge’s strategy to maximise the operating value of its projects”. Dr Samer El Bayk, founder of SAM, said the aim is to maximise the real value of commercial assets, not just occupancy rates, and Abdel Basir Wahba, chairman of AWG, spoke about the importance of a “strong and balanced” tenant mix.

City Edge was founded in 2017 and is owned by the New Urban Communities Authority (60%) and the Housing and Development Bank (38%). In New Alamein it develops residential projects including Mazarine, The Gate and North Edge Towers.

Brands and services at Mazarine Boulevard

The names of 12 leased brands have been announced, and the next phase will bring gradual announcements of new brands and activities and details of the operating and events plan. The announced brands are:

• Fashion and accessories: Marly, Rose Paris and Mahmoud Elfar.
• Jewellery: Glamour Jewellery.
• Food, drink and desserts: EspressoLab, Delizia Gelato, Tabali and SeelaZ.
• Entertainment and services: Fun Key, Happy Vision, Habitat and Voila.

These sit alongside the retail strip inside the Mazarine compound, which has restaurants, cafes, a supermarket and the Sky Summit restaurant, plus a clubhouse, a medical centre and a private sandy beach.

What does exclusive leasing and operation for 9 years mean?

The alliance holds the exclusive right to lease and operate the promenade for nine years. That means it is responsible for choosing tenants, setting the mix of activities, organising events and running day-to-day operations, while ownership of the project stays with the developer. In coastal retail projects the tenant mix matters a great deal, because footfall is concentrated in particular seasons. The promenade needs activities that draw visitors in summer and keep traffic going the rest of the year.
