Mazarine New Alamein is one of City Edge Developments’ best-known projects on the North Coast. It brings together villas, chalets and apartments right on the sea at Km 107 of the Alexandria-Marsa Matrouh road. The project has been under construction since September 2020 with delivery announced for the end of 2026, and handovers of some units have already begun. It combines developer units with ready resale units for the summer.

Mazarine is inside New Alamein City at Km 107, 261 km from Cairo, 107 km from Alexandria, 184 km from Marsa Matrouh, 54 km from El Alamein International Airport and 89 km from Borg El Arab Airport. It sits beside other City Edge projects such as The Gate, North Edge Towers and North Square, and overlooks a 635-metre coastal promenade.

Mazarine New Alamein prices

Prices at Mazarine New Alamein start from EGP 8.5 million (EGP 8,472,300), while the launch price is EGP 9.8 million, as of October 2026. The difference reflects different launch phases. On the resale market, listed prices are roughly as follows:

• Chalets (128 to 158 sqm): EGP 6.2 to 11.35 million.
• Apartments (135 to 206 sqm): EGP 7.05 to 10.9 million, averaging between EGP 38,000 and 52,000 per metre.
• Duplexes (327 sqm): around EGP 23.5 million.
• Villas (410 to 672 sqm): EGP 25 to 80 million depending on row and view.

These are asking prices from sellers. For example, a 459 sqm five-bedroom townhouse in Mazarine Island was listed at around EGP 27.5 million with a EGP 7.5 million down payment and quarterly installments, which shows that payment terms on resold units differ from the developer’s plan.

Payment plans and delivery at Mazarine

There are three plans with the same 5% down payment at booking, and installments over up to 9 years in the longest plan (the three plans run 5, 7 and 9 years). Delivery is in Q4 2026, with the expected completion date of works set at 30 December 2026. Older listings carried a 5% down payment, a further 5% after three months and equal installments over 7 years, so ask about the plan in force today, since most units are now in handover or resale.

The developer: City Edge Developments

The developer is City Edge Developments, founded in 2017 and owned 60% by the New Urban Communities Authority and 38% by the Housing and Development Bank. The company runs projects in New Alamein including The Gate, North Edge Towers, Mazarine and Downtown, and has started handing over units in several of them.

Mazarine design and sections

The Mazarine master plans were designed by Ökoplan, and the developer describes it as an upscale residential compound of villas and chalets around an open coastal strip on the sea. The marketing material highlights a section called “Mazarine Island”, with water lagoons in its images, and the modern villa models have white and timber facades with front gardens. Units at the front, on the promenade or the lake, are priced clearly higher than those in the back rows, so always ask where a unit sits on the plan before comparing two prices.

The project is close to North Square, one of the largest commercial projects on the coast, which gives Mazarine residents shopping and dining without going far. You can also reach central New Alamein and the coastal road easily through the city’s entrances.

Services and the beach at Mazarine

The compound overlooks a private sandy beach with sea views, and the announced facilities include:

• A clubhouse, a medical centre, clinics and pharmacies, and a mosque.
• Several outdoor swimming pools, including a children’s pool and a women’s pool.
• A retail strip with restaurants, cafes and a supermarket, and the Sky Summit restaurant.
• Cycling and running tracks, sports facilities and a fully equipped outdoor gym.
• Underground parking, electric buses, electronic gates and 24-hour security.
• Kayaking, barbecue areas, seasonal events and art evenings.
