About Elie Saab Signature Villas

Emaar Misr announced its collaboration with Elie Saab in 2021 to offer villas bearing his signature inside Cairo Gate. Emaar’s official page describes them as a collection of elegant villas designed in collaboration with the house, and Cairo Gate calls them the first of their kind in Egypt. The idea is a standalone villa in which the language of haute couture carries over into the interiors: soft cream and grey tones, and materials such as marble, bronze and fine metals.

This product differs from the rest of the Cairo Gate villas in that the interior design is part of the concept, and the buyer can add the ELIE SAAB Maison furniture collection as an optional extra, as Emaar states. The Cairo Gate land is about 133 to 137 feddans depending on the phase, and Emaar began delivering units in the community in February 2026.

The villas are inside Cairo Gate, which faces the Cairo-Alexandria Desert Road directly in Sheikh Zayed, and are surrounded by green valleys and lakes with water lilies. Distances from the project are:

Dandy Mall and Smart Village are a few minutes away, but rush-hour traffic on the Desert Road changes these figures, so try the route yourself before buying if your work is in Cairo.

Sizes and unit types

The villas are fully standalone, with areas stated by Emaar from 341 to 725 m², a wide range that reflects the different villa models. We list villas with four and five bedrooms.

In resale, sizes such as 342, 350, 363 and 700 to 720 m² appear, all within the official range. When buying, pin down the exact model, because price, area and surrounding land vary a lot between a villa on the lake and one on an internal lane.

Emaar’s images show a living room, a dining room and a master bedroom with marble and luxury finishes, but the company does not publish a detailed list of each model, so ask for the plan of the model you choose.

These are asking prices from owners and brokers, not confirmed sale prices, and they include resale premiums and earlier payments, so do not compare them directly with the developer’s price. The official payment plan at launch was a 5% down payment, with no installment period stated on the page.

Delivery is in December 2025, the status shows Ready, and listings for immediate handover circulate. When buying a ready villa, ask for the handover record, an inspection of the finishing, confirmation that all installments are paid and the maintenance history before the ownership is transferred.

It is wise to split your calculations into three items: the price of the villa and land, the value of the finishing and interior design, and the cost of the optional furniture.

When buying from a previous owner, ask whether the furniture or finishing included in the listing is genuinely by the house or was added by the owner, because renovating one room in a different design can change the unit’s value on resale. Ask for photos of the actual unit, not the project’s marketing images, and compare plot and garden area, because the differences there explain much of the price gap between two villas of the same size.

It also helps to know that Cairo Gate is a multi-phase community whose units include standalone villas, apartments and the commercial and hotel zone, so utility service differs from one phase to another even when management is the same, and that affects the maintenance fees you will pay each year.
