Although the marketing pages promote the project with images of residential buildings on a waterfront, the unit lists show only villas and twin houses. We flag this difference and ask the developer to clarify it.

The compound is in Basin 24 in New Zayed, the same basin number that appears in the name of the neighboring Park Valley 24 compound. On the marketing map and as stated by the developer, the project is about 5 minutes from the Dahshur Link, 10 minutes from the 26th of July Axis and 15 minutes from Sphinx International Airport. The map also shows it near Nile University, Cairo University’s Sheikh Zayed branch, Mall of Arabia, Mall of Egypt and Hyper One.

These times are the developer’s estimates and are affected by road traffic, so we recommend trying the route at peak hour, especially if your work is in Giza or Cairo. The page states an average of about EGP 38,000 per sqm, but the announced prices work out to roughly EGP 32,700 to 33,800 per built sqm, so do not base your decision on the published per-sqm figure.

The page adds a EGP 50,000 reservation deposit and an 8% maintenance deposit on the unit value, paid at handover.
