About the project

The project was designed by the Greek engineering firm IVS. It has about 118 residential buildings, each with between 5 and 8 apartment models, with private gardens or terraces for the units. The market uses several close names for it: Lake View, Lake View Residence and The Lake View. All of them refer to the El Hazek project in the Fifth Settlement.

The project covers 77 feddans. It is linked to a commercial mall called Lake View Plaza, which has about 73 shops, 48 administrative offices, 52 medical units and a car park for more than a thousand cars. It is sold with a 10% down payment and installments over 5 years.

Lake View Fifth Settlement location

The project is in the Fifth Settlement in New Cairo, close to the Ring Road, the Suez Road, South 90th Street and the Marshal Tantawi Axis. Point 90 Mall and Concord Plaza are about 5 minutes away, Heliopolis and Nasr City about 15 minutes, and Cairo Airport about 15 minutes, up to about 30 minutes by car in traffic. Downtown Cairo is about an hour away, so journey times vary with rush hour.

Well-known Fifth Settlement compounds sit next to the project, such as Mivida, Layan and Palm Hills Katameya 2, so the area is fully serviced and easy to reach.

• Resale villas: 600 to 784 sqm with five to seven bedrooms.
• Three-bedroom apartments of 142, 147 and 197 sqm are also available.

The finishing is high quality with open-plan layouts, but no finishing level is specified. Units were originally delivered 4 years after contracting, so the condition of a unit on offer today ranges from semi-finished to fully finished. Ask about it before making any comparison.

Lake View prices

Apartment prices start from EGP 6.56 million (the launch price was EGP 6.6 million). Current figures are higher, because resale prices follow the market: some units start from EGP 7 million and others from EGP 9.5 million, rising to EGP 21.3 million, and shops start from EGP 15 million. The average price per sqm is about EGP 157,638 (as of October 2026).

Payment plans and delivery

The announced plans are the developer’s original plans. The units available today are mostly subject to the seller’s own terms. The announced plans are:

• A 10% down payment and installments over up to 7 years.
• Three plans: a 10% down payment in two parts with 5 years of installments, or a 15% down payment with 6 years, or a 30% down payment in three parts with 7 years. There is also a plan with a 10% down payment and 9 years of installments.

Delivery was in Q1 2023, and the project is described as complete. New units the developer releases in other phases, such as Lake View Residence 2, are due for delivery in December 2026, and we recommend confirming which phase you mean when you contract.

When you buy a resale unit in a delivered project, ask the seller for the original contract, the payment receipts and a certificate confirming no dues are owed to the developer. Also ask about the maintenance deposit, the club subscription and the transfer fees. These items add cost on top of the agreed price and should be counted from the start.
