Roya Developments announced the project in March 2024 with a sales target of up to EGP 60 billion, and the company’s CEO, engineer Mohamed Adel, said the launch reflects the company’s ambitious expansion plan. The project is built around a complete business district that brings together retail, offices, clinics and hotel units in sectors released in turn.

The first phase (Cluster 1) covers about 38,184 sqm of land with built-up areas of around 90,500 sqm. It offers retail and administrative units and medical clinics, and later phases will include hotel units. For design, management and consulting, the company worked with firms including OBMI, YBA, Ace and The Board Consulting, and Savills acts as the project’s commercial adviser.

The project sits in a growing residential belt around Stone Park, Telal East and other Fifth Settlement projects. That gives its commercial, medical and administrative businesses a nearby resident base on top of the passing traffic on the Ring Road.

The project is in New Cairo, inside the Fifth Settlement, with a frontage of about 535 meters on the Ring Road, within the area of the Stone Park residential master plan developed by the same company. Main destinations are at the following approximate driving distances:
