The Brooks New Cairo is a residential compound by PRE Real Estate Development in Katameya, New Cairo. It overlooks the Regional Ring Road next to Stone Residence and offers apartments, penthouses, villas and townhouses among green spaces and lakes. As of October 2026, apartments start from EGP 5.4 million with a 5% down payment and installments over up to 10 years, and delivery is set for Q3 2029. The project is off-plan, and construction started on 29 March 2024.

The Brooks location

The project is in Katameya, part of the Fifth Settlement in New Cairo, on the Regional Ring Road and next to Stone Residence, from the same developer. It is about 10 minutes from Maadi and 15 minutes from Nasr City and Cairo Airport.

No total area has been announced for the project. Its master plan includes a 12-feddan sports club, a 5-feddan commercial strip and more than 80% green space. The sales team can confirm the actual area.

Unit sizes and types

Apartments start from 80 sqm. The published sizes are:

• One-bedroom apartment: about 80 sqm; two-bedroom apartment: 94 to 125 sqm; three-bedroom apartment: 144 to 191 sqm.
• Three-bedroom penthouse: 211 to 255 sqm, and 214 to 242 sqm.
• Villas: 143 to 344 sqm, and 191 to 292 sqm built area on plots of 200 to 440 sqm.
• Townhouses: 191 to 206 sqm.

The unit types actually available depend on the sales phase, and some units have sold out, so confirm what is available now before relying on any size.

The Brooks prices

Prices vary by phase, because some figures are developer prices and others are resale:

• Launch price of EGP 5.4 million, and one-bedroom apartments from EGP 5 million.
• Other quoted figures: an entry price of EGP 7.4 million, unit prices from EGP 21.7 million for larger types, and resale from EGP 4.8 million.
• The average price per meter is around EGP 61,700, in a range of EGP 41,700 to 102,200.

Payment plans and installments at The Brooks

The launch plan is a 5% down payment with installments over 10 years. Other plans on offer include 3% or 5% down with installments over 12 years, and 5% down with installments over 14 years or a 25% discount for cash payment. The project announcement also describes a 10% down payment with installments over 9 years and no interest. Available terms therefore run from 9 to 14 years depending on the offer.

A rough worked example: an apartment at EGP 5.4 million with a 5% down payment means a down payment of about EGP 270,000. That leaves about EGP 5.13 million over 120 months, or roughly EGP 42,800 a month. This is an illustrative calculation from the announced figures, and the actual schedule differs depending on periodic payments.

Delivery is set for Q3 2029, with August 2029 mentioned, so we recommend fixing the handover date and the late-delivery penalty in the contract.

The developer: Pioneers Real Estate (PRE)

The project is developed by PRE Real Estate Development, known as Pioneers Real Estate. Its major projects include Stone Residence, Stone Park and Point 90 Mall.

The Brooks suits buyers who want a relatively low entry price in Katameya with long installments and a low down payment, and investors who can wait until 2029. It does not suit anyone who needs near-term handover or a unit with specifications confirmed today, because the figures vary by phase.
