As of the October 2026 update, Katameya Gardens prices start from EGP 26.4 million. The original plan offered a 15% down payment and installments over up to 5 years, and delivery was in December 2023.

Katameya Gardens is described as a low-density community of villas and townhouses with open gardens, lagoons and fountains. Green and water areas cover about 80% of its land, and the design is European in style with smart-home systems. The project has 9 architectural designs, ranging from standalone villas in models A to D to twin houses and townhouses.

Katameya Gardens suits buyers who want a villa or a large townhouse with a garden, privacy and a quiet setting in a mature community whose services, streets and planting are complete. That is an advantage over projects under construction, which need years of waiting. On the other hand, it does not suit someone looking for a small apartment or a limited budget. The smallest announced area is 235 m² and prices start at around EGP 26 million.

The published photos show units already built, with red brick and beige finishes, gardens and fountains, which matches the project’s description as delivered. Because the project is complete, the current market centres on owners’ units, and about 88 resale listings are currently available. Their prices vary with area, finishing and the condition of the unit.

Katameya Gardens location

The compound is in the Katameya area of New Cairo, behind the American University in Cairo, on a 75-metre boulevard near South 90th Street and the Desert Road. It lies within the Fifth Settlement, close to the Regional Ring Road, the Cairo-Suez Road, the Gamal Abdel Nasser Axis, the American University in Cairo, Future University, the Egypt International Exhibition Center and City Walk mall.

Nearby services include International Gateway School, Seashell Hospital, a health club and hotel, and a restaurant area. These reduce the need to travel outside the district.

Sizes and unit types

Unit areas start from 235 square metres for townhouses and go up to 941 m² for standalone villas (October 2026):

• Four-bedroom townhouse: 280 m² (Type A).
• Three-bedroom twin villa: 450 m² (Type A), and three-bedroom villas up to 610 m² (Type D).
• Four-bedroom villas: 613 m² (Type C), 615 m² (Type E), 757 m² (Type B) and 941 m² (Type A).

Apartments, duplexes and iVilla units are also available, with areas not announced. A unit can be delivered fully finished or as core and shell (red brick).

Katameya Gardens prices

Figures differ widely between listings, so we show them as ranges and not as an official price quote:

• Prices start from EGP 26.4 million (EGP 26,368,960), and the announced launch price is EGP 26 million.
• Much lower prices also appear: a starting point of EGP 4.6 million, apartments from EGP 2.75 million, townhouses from EGP 5.22 million, iVillas from EGP 8.55 million, twin houses at EGP 9 million and standalone villas up to EGP 15.2 million. These figures look outdated or belong to different units.

For that reason we treat current resale prices as the reference, and we review the available listings for you by area and finishing. These figures are not a price quote from West Capital. When comparing two units, always ask about the land and garden area and not only the built-up area, the state of the finishing and the date of the last maintenance, and the owners’ association and annual maintenance fees and whether they are paid. Differences in these can change the real price noticeably.

Payment plans and delivery date

The original plan was a 15% down payment with the balance over 5 years in equal installments. A plan with a 10% down payment over 8 years is available, along with another offer with a 10% down payment over 6 years. These plans may belong to different phases or periods, and may not apply to units currently offered for sale by owners.

Delivery is in December 2023. The page describes the project as ready for immediate handover, but it also gives an expected completion date of 31 December 2023, so we confirm the state of each unit through a viewing before booking. When you buy from an owner, we review the original owner’s contract, the installment receipts, the assignment letter and the payment of transfer fees with you. We also clarify whether the unit is registered or in the process of registration before you pay any amount.
