SODIC Eastown New Cairo

SODIC Eastown Fifth Settlement is a residential community by SODIC on the South Teseen Road, next to the American University in Cairo in New Cairo. Its Eastown Residence phase is on sale with apartments, duplexes and penthouses. As of October 2026, apartments start from EGP 13.5 million with a 5% down payment and installments over up to 8 years, and delivery is set for Q4 2027. The phase is sold off-plan, and its construction began on 22 June 2025.

The project is in the Fifth Settlement of New Cairo on the South Teseen Road, directly next to the American University in Cairo. It is 15 minutes from the Cairo-Suez Road and 25 minutes from Cairo Airport. Cairo Festival City is about 10 minutes away, and the New Administrative Capital, Nasr City, Heliopolis and the airport are about 15 minutes away.

The project covers 204 feddans (some figures round it to 200), with about 80% green space, water features and leisure areas. Eastown Residence is one part of the larger master plan, and the project as a whole has more than 1,200 resale units, which shows the community is taking shape and that you can visit it.

Unit sizes and types

Units in the Eastown Residence phase range across apartments, duplexes and penthouses, with sizes starting from 150 sqm. The sizes are:

• Two-bedroom apartment: 150 sqm, from EGP 14 million.
• Three-bedroom apartment: 190 to 278 sqm (Type A at 278 sqm and Type B at 190 sqm), from EGP 21 million.
• Three-bedroom duplex: 278 sqm, and a four-bedroom unit of 237 sqm from EGP 25 million.
• Four-bedroom penthouse: 310 sqm, with no announced price.

Slightly different sizes appear in current listings: apartments of 130 to 220 sqm, duplexes of 245 to 316 sqm and penthouses of 156 to 187 sqm. This means the full master plan includes other phases and smaller types, so confirm the phase you want.

A 5% down payment at launch with installments over 8 years. Other offers quote a 6.3% down payment with 10 years of installments in one headline, and in the text a 10% down payment, then 10% after three months and 10% after six months, with the rest over 4 years. A promotional banner shows a SODIC plan with a 1.5% down payment and 10-year installments that does not necessarily apply to this project.

Apartments in an earlier phase (Park) are delivered partially finished, while the finishing type for Eastown Residence has not been specified, so ask about it directly.
