The project is described as a luxury compound with aluminum facades, marble entrances, security doors, green spaces and artificial lakes, and green and leisure areas cover about 70% of the land. Each building has a ground floor and five typical floors, and the eighty buildings are divided into three phases. The project is made up of apartments only, with no villas, and unit areas start from 85 meters and reach 250 meters.

The project has a relatively long history in the market. Al Mansour Development announced a plan to develop the Sarayat El Kattameya project on 30 feddans with investments above EGP 800 million and 3,800 residential units. How that relates to the currently announced developer is unclear, so we advise asking about ownership and the legal status of the units before you reserve.

Sarayat El Kattameya Location

The project is in Kattameya in New Cairo, at the eastern entrance to Cairo where Maadi meets the Ring Road, next to Carrefour Maadi. Approximate travel times: about 3 minutes to the Fifth Settlement and 90 Road, about 5 minutes to Carrefour Center, 10 minutes to Nasr City and Maadi, 15 minutes to Cairo Airport and 20 minutes to downtown. Times can run a little longer: about 10 minutes to the American University, 15 minutes to Cairo Festival City, 20 minutes to Maadi and 30 minutes to the airport, so we present them as ranges that depend on rush hour.

The units are concentrated in apartments, for example:

• A two-bedroom apartment of 85 meters with one bathroom (Model A) or 95 meters with one bathroom (Model B).

The payment system is 30% down with the rest paid over 4 years, one of the shortest installment plans among New Cairo projects, and a maintenance fee of 10% of the unit value is added. Delivery is set for December 2026 (construction started in September 2026, a figure that needs review), and handover is within 6 months or a year of contracting in semi-finished condition. This plan therefore suits a buyer who can pay a large down payment and wants to receive the unit soon.

Who is the project for? Sarayat El Kattameya suits someone looking for a ready apartment relatively soon between Maadi and the Fifth Settlement with short installments. It does not necessarily suit someone who wants long installments with a small down payment, as at other New Cairo projects where the installment term reaches 8 or 10 years. If you are buying as an investment, calculate the return after the large down payment and the maintenance fee, and compare the price per meter (about EGP 88,000) with the area average. It is about EGP 3,760 per meter below the neighborhood average.

Cairo Consult Real Estate Development is the announced developer of the project. It belongs to the Saad Mohamed Saad group, which has specialized in furniture for decades, and Al Mansour Contracting is the executing contractor. Its projects include Sun Gates in Zahraa El Maadi.
