It offers fully finished, furnished apartments with operational management by ORA Hospitality, in buildings of a ground floor plus three and a half floors. Construction began on September 30, 2026, and the project is a single building in the basic data, which makes it a relatively small phase inside a larger community.

Gardinn and Solana East: What Is the Relationship?

Solana East is a large residential project by ORA in the Fifth Settlement, with a launch price of EGP 14 million and a price starting from EGP 13.9 million, 5% down and installments over 6 or 9 years, and delivery between April 2030 and the fourth quarter of 2030. It includes one- to three-bedroom apartments (95 to 188 meters), duplexes, townhouses and villas up to 388 meters, plus a lake, a commercial area, courts and clubs. Gardinn is a smaller serviced phase inside this community, with smaller areas (from 62 meters) and lower entry prices than traditional Solana East units, but with full finishing and hotel management. Solana East is about 10 minutes from the American University and ZED East, and about 20 minutes from the Ring Road, Cairo Festival City and Katameya Heights.

Gardinn is in Solana East in the heart of the Fifth Settlement in New Cairo, directly on the frontage of South 90 Road and about 30 minutes from downtown Cairo. This location gives quick access to the American University, Suez Road and the Regional Ring Road, and puts the project among the commercial, educational and leisure activities of the Fifth Settlement. Its closeness to ZED East, which ORA also develops, is an advantage for anyone who prefers a community with consistent service and management standards. It may also help owners who plan to rent the unit to corporate employees and temporary residents near the university and the commercial centers.

• The price stated in the FAQ section is EGP 8,975,000, while the headline price is EGP 9 million. The gap is most likely rounding.

Dividing price by area, the price per meter in these figures falls roughly between EGP 130,000 and EGP 145,000 (a rough West Capital calculation, not an announced figure). That is higher than traditional apartments in many Fifth Settlement compounds, and it reflects the added finishing, fit-out and hotel management. So always compare the final price per meter after deducting the finishing cost you would have borne in an ordinary unit, against the annual service and maintenance fees you will pay in the serviced phase.

Payment Plans and Delivery

5% down at launch with installments over 9 years. Other Solana East units have plans with 5% to 10% down and installments of 8 to 10 years, and these plans do not necessarily apply to Gardinn. Delivery is set for the second quarter of 2031 (June 30, 2031 in the timeline), and the year 2032 appears in some listings of the page, so ask for the date in writing before you reserve. Since the units are handed over finished, also ask about maintenance fees and the hotel management services.
