The project is limited to multi-level houses with no apartments. Unit sizes start from 173 sqm and reach 304 sqm (October 2026):

• Three-bedroom townhouse: from 173 to 291 sqm.
• Three-bedroom standalone villa: 304 sqm.

In practice, the townhouse gives less space and a lower price with roughly the same privacy, while the standalone villa gives much more space and land around it, so the budget for each differs clearly. The developer says the interior layout is planned so that built area turns into real living space, with no wasted corners. V Town New Zayed Prices and Payment Plans

V Town prices start from EGP 7.8 million (EGP 7,800,000), the launch price for the smallest townhouse, as of the October 2026 update. The price of the 304 sqm standalone villa has not been clearly published, so we confirm it for you when you ask.

The announced payment plan is a 10% down payment with installments over up to 8 years, which the project’s own FAQ confirms. We see no plan with a lower down payment at present, but offers in small projects change with each batch of units.

Delivery is announced for June 2029, and we recommend confirming the contractual date before booking. Ownership in the project is freehold.

The Developer

The developer is Mirad Development, a company that develops residential projects in west Cairo. Its projects include Villaria in 6th of October, in addition to V Town in New Zayed. With V Town the company is going for a limited-size, villa-only project, an approach that differs from compounds with hundreds of units.

We do not yet have documented figures on the number of units the company has delivered or its sales volume in New Zayed, so we advise asking the developer for the construction schedule and licenses before contracting. We advise this for every recent project, not only this one.
