The neighborhood offers apartments, duplexes, townhouses and villas in a Tuscany-inspired architectural style among pine groves, inside a community of 168 feddans located about 3.5 km from Sphinx International Airport.

About Pine Lanes at Hills of One

Pine Lanes is the latest phase within Hills of One, a community the developer describes as built around nature and healthy living (see the Hills of One page). The neighborhood has community farming and gardening plots, a Glass House and a Kitchen Garden, plus a community club called The Lighthouse that hosts regular farmers’ markets.

It also includes a sports club, running and cycling paths and landscaped planting. The Tuscan-style architecture carries through the villas, townhouses and apartments, with private terraces, large gardens and sustainable materials. Units feature private courtyards, double-height living rooms, raised entrances, corner windows and double kitchens.

The published project images show soft white facades and simple geometric lines surrounded by cypress trees, along with house fronts with terraces and wooden doors. It is a noticeably different architectural look from the facades of the surrounding compounds.

Pine Lanes sits inside Hills of One in New Zayed, about 3.5 km from Sphinx International Airport, with direct access to the Cairo-Alexandria Desert Road, in the western extension of Sheikh Zayed. Hills of One neighbors the Kenz project by Madar, which makes this one of the most active parts of New Zayed for large project launches.

Units come in varied sizes and layouts, and the single-floor villas are among the neighborhood’s standout models, starting from 182 sqm. It is still worth checking the actual area and finishing of each model, because detailed floor plans are not yet available.

Pine Lanes Prices and Payment Plans

Pine Lanes prices start from EGP 14.4 million (EGP 14,388,000), the launch price, as of October 2026. No price is available for the start of the wider project. For comparison, prices across the broader Hills of One start from EGP 18.5 million, so Pine Lanes offers a relatively lower entry point inside the same community through its apartments and townhouses.

The announced payment plan is a 5% down payment with installments over up to 9 years. 8-year and 10-year plans are also available with the same down payment, so the longest repayment period is 10 years.

Delivery is announced for the fourth quarter of 2029 (December 2029). Ownership is freehold. We recommend asking us which plan is actually available at the time of booking, because not every announced plan may apply to every model.

The Developer

The developer is People & Places Developments, which is developing Hills of One across 168 feddans in New Zayed. In April 2025 the company unveiled the Lakeside Club, operated by Campbell Gray Hospitality and LA7 within the community, with a gym and a lap pool.
