Westown SODIC Sheikh Zayed Compound is one of the best-known neighbourhoods of the SODIC West community in West Cairo. It has been delivered and lived in by families for years, so its units are mostly sold today through resale from owners. As of October 2026, apartments offered for sale at Westown start from EGP 9 million for a small ground-floor apartment with a garden. Finished apartments range between EGP 11 and 18 million for sizes from 125 to 250 sqm, and townhouses reach EGP 28 to 42 million. Many people search for it as “West Town”, “Westown” and “West Town”.

About Westown SODIC

Westown is a gated residential community from SODIC inside SODIC West in Sheikh Zayed. It has several sub-neighbourhoods that the available offers list under one name, such as Beverly Hills, Casa and The Courtyard. The project covers 247 feddans (about one million sqm). Green areas and lakes take up about 78% of the area. Unit handover began in 2014, and 936 units had been delivered by the end of the third quarter of 2016.

Important: Westown units are not now being launched as a new phase by the developer. The units in circulation are mostly resale units at prices set by their owners. Westown SODIC Sheikh Zayed Location

The compound is in Sheikh Zayed on the 26th of July Corridor, with easy access to the Cairo-Alexandria Desert Road and the Dahshur Link. It is near Westown Hub, Club S and The Polygon. The approximate travel times are:

• Hyper One and Nile University: 12 minutes.
• Dar Al Fouad Hospital: 17 minutes.

The units currently offered for sale at Westown include (October 2026):

• Two-bedroom apartments: 125 to 150 sqm, and three-bedroom apartments from 200 to 256 sqm.
• Ground and upper duplexes: 225 to 357 sqm.
• Penthouses: 150 to 299 sqm.
• Townhouses and loft townhouses: 290 to 393 sqm.
• Villas and twin houses in neighbouring districts such as Allegria, with sizes above 260 sqm.

Westown Prices

Westown prices start from EGP 9 million for a 146 sqm ground-floor apartment with a garden. Finished two-bedroom apartments range between EGP 11.2 and 14.8 million, and three-bedroom apartments of 200 to 250 sqm between EGP 13 and 22 million. Duplexes range between EGP 15.5 and 22.5 million, penthouses between EGP 11.5 and 20 million, and townhouses between EGP 28 and 42 million, as of October 2026. These are owners’ asking prices that vary with finishing, floor and view, and they are not an official SODIC price list.

Prices inside the community differ by district. Units facing the gardens, the green walkway or the water features command a higher price, and furnished or fully fitted units are offered at prices above the basic units. We advise working out the price per sqm, not the total, when you compare.

Payment Plans and Delivery

Handover is immediate for most of the units on offer, because the project has been delivered since 2014. Payment on resale is agreed with the owner, and is usually cash or a large down payment, and in some cases the owner accepts installments on part of the price. The project had earlier developer plans with a small down payment and installments over many years. Those plans are old and may not apply to resale units, so ask us about the actual terms for each unit.

The Developer: SODIC

The developer is SODIC Real Estate Development (Sixth of October Development and Investment), listed on the Egyptian Exchange, with communities in west and east Cairo. In July 2026 the company reported that it delivered 557 units in the first half of 2026, 192 of them in West Cairo.

Tips Before Buying a Resale Unit at Westown

• Ask for the unit’s original contract with SODIC, the expense receipts, proof that the maintenance deposit was paid and confirmation that the unit has no overdue installments.
• Confirm the unit type and its position inside the district (Beverly Hills, Casa, The Courtyard or others), because the price varies with district, view and floor.
• Tell apart a fully finished apartment from a semi-finished one, because the gap can reach several million pounds.
• Compare the unit’s price per sqm with similar units offered in the community, and do not rely on a single listing.
• Ask about the state of maintenance and the cost of the annual subscriptions to the club and services.

Who Is Westown For?

It suits anyone who wants to move in straight away in a mature community with complete services and resident neighbours, without waiting for handover. It also suits families who prefer large apartments with gardens, or duplexes and townhouses.
