Developed by AD Real Estate Development on a compact 2.6 feddans, with apartments from one to 3 bedrooms and areas from 61 to 197 metres. Prices go up to EGP 6.8 million, and the page also offers a plan of 10% down over 6 years or 15% over 7 years.
Ori
Developed by El Awla on Al Nozha Road. It has apartments from one to 3 bedrooms with areas from 64 to 137 metres, and sky villas up to 260 metres. The declared plans are no down payment over 6 years, 10% over 10 years, or 15% over 15 years, with delivery about 3 years after contract and no official date yet.
Via
From Eagles Real Estate Development on Al Nozha Road. A one-bedroom of 64 to 80 metres starts from EGP 3.4 million, a two-bedroom from EGP 4.4 million, a three-bedroom from EGP 5.8 million and a sky villa from EGP 10.4 million. Delivery of the first phase is expected by the end of 2027.
Monte Royale
Only 180 units, made up of studios, apartments, duplexes and ground-floor units with gardens. A 90-metre unit starts from EGP 3.42 million and a 138-metre unit from EGP 5.24 million, with a EGP 50,000 reservation deposit and delivery in 2029.
Valea
From Saudi Group for Real Estate Development on 10 feddans. Apartments start from 84 metres for a one-bedroom, the metre price ranges from EGP 43,000 to 47,000, and units start from EGP 3.95 million.
Zia Park
An alliance between Hills Development and Protection PRD on 17 feddans, with about 800 units in low-rise buildings. A one-bedroom starts from EGP 4 million, a two-bedroom from EGP 6.5 million and a three-bedroom from EGP 9.5 million, with a EGP 50,000 reservation deposit.
Q Hills
The first project by Q in west Cairo, on the Dabaa Axis. An 80-metre one-bedroom starts from EGP 4.3 to 5 million depending on the phase, and the published plans are 0% over 10 years, 5% over 10 years, or 10% over 8 years. Expected delivery is December 2027, and some models may reach 2029.
Cloudside
A small project by Hills Development inside Sheikh Zayed, with units from about EGP 5.1 million, a 10% down payment and installments up to 8 years.
Rovan City
From Egy Plan on 15 feddans, with about 19 buildings of a ground floor and 5 repeated floors. Prices vary with area and position inside the project, and the declared plans include 5% down over 5 years or 10% over 6 years.
Somow
The middle townhouse starts from EGP 5,957,640, the twin house from EGP 6.08 million, the corner townhouse from EGP 6.4 million and standalone villas from EGP 7.04 million. Plans are no down payment over 10 years, 15% over 7 years, or 15% and 5% at handover over 8 years.
Roudy
Zaya Real Estate Development offers villas starting from EGP 6 million and reaching EGP 11 million, among the lowest villa starting prices in Sheikh Zayed.
Lac Ville
From Al Gaberi Real Estate Development in District 2 of the Green Belt area, with villas starting from EGP 7 million, the lowest villa price among the projects listed here after Roudy.
What does cheap mean in Sheikh Zayed?
Sheikh Zayed is among the highest-priced cities in west Cairo per metre, so “cheap” here is measured by the financial entry point and not by the metre price alone. The first projects in the table rely on small units, such as a 64-metre apartment at Ori or an 84-metre one at Valea, while the last projects lean towards villas and townhouses that start from EGP 6 million and up. That does not mean the first are of lower quality, only that the budget you need to get in is smaller.
We ordered the table by one measure, the lowest declared starting price on each project page, with no rating or preference. Where prices tie, as with Bona Nova and Ori at EGP 3 million, the first appears simply because of the order in which we listed the two pages.
How to choose a cheap compound in Sheikh Zayed without surprises
- Compare the metre price, not the unit price: A small studio or a 60-metre one-bedroom lowers the headline figure, so work out the metre price for the area you actually need.
- Read the full installment schedule: The lower the down payment, the longer the term or the higher the installment. Ori is an example, moving from no down payment over 6 years to 15% over 15 years.
- Ask for the written delivery date: Some projects, like Ori, have not announced an official date yet, while others set 2027 or 2029.
- Know the project size and unit count: A small project like Monte Royale with 180 units means more calm and fewer options, while a larger one like Zia Park with about 800 units means wider services.
- Check the developer: Open the developer page and ask for examples of what it has delivered before you contract.
