Cairo Festival City is one of the largest residential and commercial projects in New Cairo, developed by the UAE’s Al-Futtaim Group. It is a completed project, with units handed over since 2024, and both developer and resale units are available. As of the October 2026 update, prices at Cairo Festival City start from EGP 15 million, with a 10% down payment and installments over up to 5 years, and delivery in January 2024 for the announced phase. The project covers 750 feddans, of which about 330 feddans are built.
About the Project
The compound sits within the Cairo Festival City development, which includes a large shopping mall, a business district, schools, hotels and residential areas. The residential phase includes areas such as Ora for apartments and Orina for smaller and larger villas, plus the Podium administrative area. Names such as Oriana Villas and Festival Living may also appear, so names vary by phase and we ask you to confirm the name of the phase you are being offered. Project images show artificial lakes, walking paths and gardens between the buildings.

Delivery is in January 2024 for the announced phase, and units for immediate delivery are available in resale. These figures come from current offers and are not an official price quote.
Developer: Al-Futtaim Real Estate
The project is developed by Al-Futtaim Real Estate, part of the UAE’s Al-Futtaim Group. The land was allocated to the company in the late 1990s, development opened in 2010, and Cairo Festival City Mall opened in November 2013 with the first IKEA store in Egypt. For comparison, you can look at Majid Al Futtaim Developments.
Services and Facilities at Cairo Festival City
The project includes:
- A clubhouse, a set of swimming pools and health clubs with a gym, spa, sauna and jacuzzi.
- Lit children’s playgrounds, football, basketball and tennis courts, and walking, jogging and cycling paths.
- Lakes, fountains and gardens across large green spaces.
- A commercial area and a large mall with local and international stores, restaurants and a hypermarket.
- An international school, clinics, pharmacies, banks, ATMs and a mosque.
- Two hotels (five-star and four-star) and an electric vehicle charging station.
- 24-hour security and CCTV.
These services vary by phase, so we go through what is actually available in the area you are interested in.
Tips Before Buying at Cairo Festival City
First, decide whether you want a unit directly from the developer or a resale. A developer unit follows the developer’s payment schedule and terms, while a resale is negotiated with the owner and may offer immediate delivery at a different price. Second, ask for the unit plan and net area, because apartment sizes in published pages range from 130 to 418 sqm and do not describe any one unit. Third, ask about maintenance fees and the deposit (7%) and who bears service and club fees. Fourth, visit the project at peak hours to judge travel time to the Ring Road and to your workplace, because published distances are estimates.
The project’s closeness to Cairo Festival City Mall, which opened in November 2013 and has the first IKEA store in Egypt, gives residents shopping and entertainment without leaving the city’s boundaries. That sets it apart from the smaller standalone compounds in the Fifth Settlement.
Comparing phases remains the most important step. Units overlooking the lakes or main gardens are usually priced higher than interior units, so we ask you to set your priority between price, view and immediate delivery before we recommend the right unit.
