Capital Gardens Palm Hills is a residential compound by Palm Hills Developments on 103 feddans on the Cairo-Suez Road, opposite the El Shorouk 2 gate and next to Madinaty. It is counted among the Mostakbal City compounds. The project is in the handover stage, and ready-to-move-in units are available on the resale market now that the developer’s units have sold out. Resale units start from EGP 4.5 million (October 2026).

About Capital Gardens Palm Hills

The master plan was designed as a community of low-rise and mid-rise residential buildings surrounded by gardens. It has about 2,500 apartments, and green areas make up about 79% of the land.

Units range from two-bedroom and three-bedroom apartments to duplexes, and the ground-floor units have private gardens. Units in the project have been part of ready-to-move-in offers in recent years.

A key strength is that the project belongs to a major developer listed on the Egyptian Exchange, and its buildings are low-rise with elevators in all of them. That suits families who prefer a quiet home away from high towers. The ground-floor units with private gardens also give an alternative to anyone who wants green space without moving into the high-priced villa category.

Sizes and unit types

As of October 2026:

  • Two-bedroom apartments: 143 to 167 sqm.
  • Three-bedroom apartments: 182 to 208 sqm.
  • Three-bedroom duplexes: about 261 to 265 sqm, including a duplex with a 91 sqm garden.
  • Ground-floor apartments with private gardens: 44 to 120 sqm of garden depending on the unit.

Unit models vary a great deal (models such as 31, 41 and 04 for two bedrooms, and 03, 12 and 23 for three bedrooms), and you can see the project master plan in the images above.

The smaller two-bedroom units suit couples and investors looking for a lower entry price. Three-bedroom units and duplexes suit larger families, and ground-floor units with gardens are popular with buyers who have children or pets.

Capital Gardens prices and payment plans

Prices at Capital Gardens start from EGP 4.5 million on the resale market. Apartments of 143 to 168 sqm are listed at about EGP 5.2 million to EGP 5.75 million (October 2026), with an average price of roughly EGP 78,000 per sqm. The developer’s original units started from EGP 11.2 million (EGP 11,239,900) and have sold out.

The announced payment plans are:

  • The developer’s original plan: a 1.5% down payment with installments over up to 12 years in escalating payments.
  • An alternative announced plan: a 0% down payment with 10 years of installments.
  • Resale units: a large down payment that varies by owner. The down payment may reach about EGP 3.65 million with the rest over 8 years.

Some units carry a transfer fee, which usually depends on the developer’s policy, and the ownership transfer process differs between a registered unit and one still being registered, so we show you the legal position of each unit before you book.

Delivery was in March 2025, and ready-to-move-in units are available. We review the price, the down payment and the status of the installments with the owner before any booking.

On the resale market the price of a unit depends on several factors: the floor, whether the unit is a ground-floor unit with a garden or on a repeated floor, the size of the garden, whether the unit is finished or in shell condition, and whether the price includes the maintenance deposit and the club membership. You may therefore find two units of similar size more than EGP 1 million apart, and we help you understand that gap before you decide.

Capital Gardens compared with nearby projects

Capital Gardens differs from its neighbors in that it is a ready-to-live-in project whose units are offered by owners, while the following projects offer developer units with installment plans:

  • Palm Hills New Cairo, by the same developer: prices start from EGP 8.3 million with a 3% down payment, installments over up to 10 years and delivery in 2027 (November 2026).
  • Scenes Mostakbal City: prices start from EGP 13.57 million with a 5% down payment and installments over up to 10 years, and it includes townhouses, twin houses and villas.
  • Beta Greens Mostakbal City: prices start from EGP 6 million with a 10% down payment and installments over up to 7 years, with delivery in 2021.

The developer

Capital Gardens Palm Hills compound - residential buildings

The developer is Palm Hills Developments, one of the largest developers in Egypt, with projects in west and east Cairo and on the North Coast, including Palm Hills New Cairo compound in the Fifth Settlement and the Hacienda villages at Ras El Hekma. Capital Gardens is one of its projects in the eastern extension of New Cairo.

Facilities and services

The announced services (October 2026) include:

  • A community center of 11,500 sqm.
  • A large mall with shops, restaurants, cafes and a retail strip.
  • A sports club, a gym, a spa and a health center.
  • Swimming pools and running tracks separated from cars and bicycles.
  • Children’s play areas, gardens, green lawns and water fountains.
  • A high wall, electronic gates, guards and surveillance cameras 24 hours a day.
  • Private garages, elevators in all buildings and high-speed internet.

The commercial services inside the compound and around it, together with its closeness to Madinaty, shopping centers and schools, make it a suitable setting for permanent family living. That has supported demand for the units offered for rent and sale since handover began.

Why buy at Capital Gardens with West Capital

Since the developer’s units have sold out, buying means buying from individual owners, which needs careful checking. At West Capital we offer you:

  • Actual units with the price per sqm, the finishing condition and the floor, with immediate handover confirmed.
  • A check of the paperwork, the transfer fees, the maintenance deposit and any remaining installments before contracting.
  • A comparison between Capital Gardens and other ready projects in the east on price and services.
  • Follow-up of the contracting steps through to handover, with no extra fees for you.

For more options, browse Mostakbal City projects, learn about the work of Palm Hills Developments, compare with Palm Hills New Cairo compound, Scenes Mostakbal City compound and Beta Greens Mostakbal City compound, and see Fifth Settlement and New Cairo compounds.

We also recommend visiting the compound at different times of day to assess traffic on the Suez Road and at the entrance, the level of maintenance and cleanliness in the gardens and walkways, and how fully the announced commercial services and club are up and running. These factors shape the quality of daily life more than size and price alone.
