De Joya Primero Mall New Zayed is a retail, administrative and medical project by Taj Misr Developments at Km 43 of the Cairo-Alexandria Desert Road, directly opposite Sphinx Airport. It stands on about two feddans with a ground floor and two upper floors. Shops start from 22 m², with 5% down and installments over 8 years, or 10% down over 10 years.

About De Joya Primero Mall

Buyers write it as “De Joya Primero”, “Dejoya Primero” or “De Joya Primero Mall”. It is the service mall for the area that holds the De Joya compounds in New Zayed. The plan is built around a wide central plaza with fountains, seating and greenery, surrounded by three-level buildings with glass facades that bring natural light into the walkways and shops.

The ground floor is for shops, the first floor for additional retail units, and the second floor for administrative offices and medical units. That arrangement is familiar in Desert Road malls, but Primero fronts the Cairo-Alexandria road directly, so it draws both the surrounding residents and the daily traffic on the road.

Where is De Joya Primero Mall

The mall is at Km 43 of the Cairo-Alexandria Desert Road inside New Zayed, on plot number 1, opposite Sphinx International Airport. It neighbors two other commercial projects, Central Avenue and Centrada Hub, so it becomes part of one service cluster along the road. Approximate distances:

  • Directly opposite Sphinx International Airport.
  • About 15 minutes to the Grand Egyptian Museum.
  • About 30 minutes to Lebanon Square in Mohandessin.
  • About 45 minutes to Tahrir Square.
  • Close to the 26th of July Corridor and the Cairo-Alexandria Desert Road.

The mall stands beside Centrada Hub Mall Sheikh Zayed and serves residents of nearby De Joya compounds such as De Joya Residence New Zayed. You can find every project in the area in Sheikh Zayed and New Zayed projects.

Sizes and unit types

Units come in three types for different activities:

Floor Activity Smallest area
Ground Retail shops, some with an outdoor frontage About 22 m²
First Retail units Small areas starting around 28 m²
Second Administrative offices, clinics and pharmacies Offices from about 35 to 43 m²

Small shops of 22 m² or 37 m² suit small cafes, accessories and services, while an area of about 80 m² suits an activity that needs a wider display. The ground floor also has units with an extra outdoor area used for seating, and these naturally cost more than interior units.

De Joya Primero Mall prices and payment plans

We do not publish a fixed price per meter for Primero, because the gap is large between a ground-floor shop with an outdoor frontage, a first-floor unit and a second-floor office, and prices change with each release. Tell us the area and activity, and we send the units available now at their current price.

The announced payment plans:

  • 5% down with the balance over 8 years.
  • 10% down with the balance over 10 years.
  • Cash payment is also available for those who prefer it.

As an illustration without quoting a price: every EGP 1,000,000 of unit price means a EGP 50,000 down payment on the 5% plan, leaving EGP 950,000 over 96 months, or about EGP 9,900 a month. On the 10% plan the down payment is EGP 100,000, leaving EGP 900,000 over 120 months, or about EGP 7,500 a month. These figures are approximate and for illustration only, and the schedule written in the contract is the reference.

The longer plan lowers the monthly installment but means a longer commitment, while the shorter one suits someone who wants to clear the debt early. Choose the one that fits your business’s expected income, and whether you will rent the unit out or run it yourself.

The developer, Taj Misr Developments

The developer is Taj Misr Developments, part of the Egyptian International Construction Company, founded in 2006. Its best-known projects are the De Joya series in the New Administrative Capital, such as De Joya 3 and De Joya 4, and in west Cairo De Joya Residence, Villas and Park. That means the company has a record of marketing whole communities that you can visit before buying.

Facilities and services

  • A hypermarket, bank branches and ATMs.
  • Restaurants, cafes and a children’s play area.
  • Administrative offices with meeting and conference rooms.
  • Medical units, pharmacies and clinics.
  • Central air conditioning, electronic gates, CCTV and 24-hour security.
  • A garage and wide parking in front of the mall.
  • High-speed internet and glass facades.

The most important item for a business owner is the wide parking in front of the mall, because a customer on the Desert Road chooses the place that is easy to stop at. Ask about operating hours for the services and who manages the mall after handover.

Comparison with nearby malls

These figures come from the project pages on our site as of their latest update:

Mall Smallest unit Price Payment
Centrada Hub Shops on two floors From EGP 5.94 million Installments up to 6 years
Cuadro Mall Shop from 24 m² Retail from EGP 6.68 million 5% down, 7-year installments
The Gate Plaza Shop from 45 m² Shops from EGP 120,000 per meter 10% down, installments up to 6 years
De Joya Primero Shop from 22 m² Ask on WhatsApp 5% over 8 years or 10% over 10 years

Primero has the longest installment period among these malls and the smallest starting area, which lowers the entry cost for someone starting a business. For more on malls, read the Sheikh Zayed malls guide.

Who De Joya Primero Mall suits and what to check before booking

It suits someone starting a business with a small area and a long payment plan, and anyone targeting Desert Road customers and De Joya residents. If you want a mall that is fully operating from day one, check the schedule before signing. Before booking, check:

  • The handover date and late-delivery penalty written into the contract, since the project is under construction.
  • The floor and the frontage, because unit prices differ widely between them.
  • The unit’s finishing and the activities allowed inside it.
  • Management and maintenance charges and how they are shared among owners.
  • The mall’s operating plan and the leasing of large units such as the hypermarket.
