About One District Sheikh Zayed

The name is also written “One District Zayed” or “Wan District”. It is a gated residential project with no villas or townhouses, only apartment buildings designed around low density: roughly 20% of the land is built on and the rest goes to gardens, pedestrian paths and services. The buildings are staggered so that units do not look straight into each other.

Booking opened in August 2026 and the project is in early construction. It suits buyers who want to compare the current launch units with neighbouring Green Revolution projects and who can wait until 2030.

The compound sits in the Green Revolution area of Sheikh Zayed on Street 15, beside the gate of Al Rabwa compound and between the Desert Road and the Nozha Axis. Approximate distances:

• About one minute to the Al Ahly Club, Sheikh Zayed branch.
• Right next to the Al Rabwa gate.
• A few minutes to Mall of Arabia and Hyper One.

The project is limited to small and mid-sized homes: a studio or one-bedroom apartment from 60 m², a two-bedroom apartment of about 100 m², and a three-bedroom apartment of up to about 160 m². There are no announced villas or retail units, which makes it a fit for small families and for buyers looking for an investment unit at a lower ticket inside Sheikh Zayed.

The prices below are launch prices as of November 2026 and vary with floor and actual area:

Prices start from EGP 2.1 million, about EGP 35,000 per m², with a 10% down payment and installments over up to 10 years in equal amounts. As an approximate illustration: a 60 m² unit at EGP 2.1 million needs EGP 210,000 down, leaving EGP 1.89 million over 120 months, or about EGP 15,750 a month. A 100 m² unit at EGP 3.5 million needs EGP 350,000 down and comes to about EGP 26,250 a month. These figures are for illustration only; the contract is the reference.
