Casa Dor Zed West Sheikh Zayed is a serviced residential phase inside Zed West by ORA Developers, with design and furniture from the Armani/Casa brand. It is under construction. Prices at Casa Dor start from EGP 8 million for a one-bedroom apartment of about 81 m² (May 2025 update, last reviewed by us in October 2026). Delivery is in 2029 for the same phase, with a 5% down payment in the third phase and installments over up to 8 years.

About Casa Dor Zed West

Casa Dor is the first residential collection in Egypt designed and furnished under the Armani/Casa brand. It consists of serviced apartments and penthouses with swimming pools, delivered fully finished with air conditioning, kitchens and wardrobes, and it includes pieces of Armani/Casa furniture. The phase sits inside Zed West, which extends over 165 feddans and includes Zed Park. The images show two towers with stone facades and curved balconies overlooking the gardens.

Casa Dor is split into three phases, each with its own areas, prices and payment plan, which explains why the figures vary by phase. Buildings range from 10 to 20 floors, and only 35% of Zed West’s area is residential buildings, with 65% given to green space and services. These are figures for the parent project, not for the phase alone, so read them as context.

Casa Dor location in Zed West Sheikh Zayed

Zed West is at the first entrance to Sheikh Zayed on Al Nozha Street, near the 26th of July Corridor, the Cairo-Alexandria Desert Road and the Dahshur link road, and Casa Dor looks onto Zed Park with a 360-degree view. From Sheikh Zayed the travel times are:

• Hyper One: 3 minutes.
• Arkan Plaza: 5 minutes.
• Americana Plaza: 10 minutes.
• Lebanon Square: 12 minutes.
• Sphinx International Airport: 15 minutes.
• Grand Egyptian Museum: 20 minutes.

Sizes and unit types

Sizes by phase are as follows:

• One bedroom: from 81 m² in the third phase.
• Two bedrooms: 129 m² in the first phase and 144 m² in the third.
• Three bedrooms: from 168 m² in the first, about 200 m² in the second and from 162 m² in the third.
• Four bedrooms: from 243 m² in the first to 265 m² in the second.

Penthouse units with private swimming pools are available. Zed West also has studios, duplexes, villas and offices outside Casa Dor, so do not confuse the phase’s units with the rest of Zed West.

Casa Dor prices and payment plans

Prices at Casa Dor start from EGP 8 million for an 81 m² one-bedroom apartment, from EGP 10.2 million for a 129 m² two-bedroom, from EGP 11.7 million for a 168 m² three-bedroom in the first phase, and from EGP 16.6 million for a 243 m² four-bedroom. Higher figures appear for some units, such as EGP 18.4 million, because prices for serviced units and pool penthouses differ a great deal. Since delivery is relatively far off, prices may change before then.

The payment plans shown (May 2025 update):

• First phase: a 10% down payment then 5% after 3 months, with installments over up to 6 years and delivery within 9 months of contract.
• Second phase: reservation with no down payment, with installments over up to 8 years and delivery within two years at the most.
• Third phase: a 5% down payment then 5% after 3 months, with installments over up to 8 years and delivery within 4 years.

Delivery is in 2029 in the main listing, which fits the third phase. Because these plans are shown with an earlier date, ask ORA to confirm what is available in each phase and its current terms before contracting.

How to read the Casa Dor numbers

Prices at Casa Dor vary between phases in a way that needs careful reading. If we divide the prices by the stated areas (West Capital’s calculation), an 81 m² apartment at EGP 8 million works out to about EGP 99,000 per metre, a 129 m² apartment at EGP 10.2 million to about EGP 79,000, a 168 m² apartment at EGP 11.7 million in the first phase to about EGP 70,000, and a 243 m² apartment at EGP 16.6 million to about EGP 68,000. A 200 m² apartment in the second phase at EGP 9.5 million works out to under EGP 48,000 per metre, a figure far from the rest that is most likely old or tied to a different finishing level.

We therefore use these numbers only as an indicative range, and we do not treat the cheapest unit as a sign of the current price. The most likely explanation is that prices move with the phase, the launch date and the delivery period: a phase delivered within 9 months sells at a different price from one delivered after 4 years. Some units go above EGP 18 million, which confirms that the range is wider than the starting prices.

To reach a sound decision, ask West Capital for a schedule of the units actually available in each phase, with price, delivery date and installment period, and then compare them with the ordinary Zed West units next door to see what you are paying for the Armani name.

The developer

The developer is ORA Developers, chaired by Naguib Sawiris. It has built Zed West, Zed East, Solana New Zayed and Silver Sands on the North Coast. Figures differ on the founding year, between 2016 and 2018, after the name changed from Gemini to ORA, so we do not state a specific year. It is enough to say that ORA is a major developer of projects in Egypt and other countries.

Casa Dor and Zed West include the following facilities:

• A spa, an equipped health club and a gym.
• Restaurants, cafes and a bar.
• A concierge service, a garage and valet parking.
• 24-hour security and surveillance cameras.

• Artificial lakes, barbecue areas and walking paths.

Quality of life here depends on the services covered by the annual maintenance fees, so ask for the list in writing and check whether the concierge and spa are included or paid separately, because serviced apartments add an operating cost for the owner.
