About Etapa Sheikh Zayed

Etapa extends over an area of between about 70 and 77 feddans, so we state the project size as roughly 70 to 77 feddans. Only 14% of the land is built on, with the rest split between green areas and services, and the site stands about 20 meters above the surrounding ground.

The project’s actual photos show buildings of contemporary design in dark grey tones with wide glass windows, with planted gardens and walkways, so the compound is built and not just a rendering. Etapa suits buyers looking for a villa or townhouse at the entrance to Sheikh Zayed, in a low-density setting that is close to ready. It does not suit someone who wants a small apartment on a limited budget: even the smallest unit on offer is above EGP 5 million, and the house-type units exceed EGP 30 million in the table. Units are delivered fully finished with air conditioning, and some villas are available for immediate delivery.

Etapa Sheikh Zayed location

The compound is at the first entrance to Sheikh Zayed, on El Nozha Street next to the 26th of July Axis and facing Al Ahly Club. Approximate distances:

• Hyper One: 5 to 12 minutes.
• Midan Mall El Arab: 10 minutes, and Midan Juhayna: 19 minutes.
• Al Ahly Club: 4 minutes.
• Hunting Club: 21 minutes.
• Cairo University: 15 minutes, Misr University: 22 minutes, and Media Production City: 27 minutes.

It sits close to the Rabwa, Allegria Sodic, Karma, Yasmine and Souq El Saudia compounds and areas, and overlooks the 26th of July Axis, the Ring Road and the Alexandria Desert Road.

Sizes and unit types

Units are available from 153 sqm (a two-bedroom apartment) to 325 sqm, including apartments and duplexes of 230 and 240 sqm and townhouses of about 314 and 320 sqm. Note that about 85% of the built area is villas, although apartments are also available, so confirm which unit type is actually available.

Etapa prices and payment plans

The announced figures differ considerably. Etapa prices start from EGP 5.08 million for the smallest units on offer. A figure of EGP 40.82 million appears in the page title, while EGP 2.96 million appears at the top of the page, and the table lists EGP 32.78 million for a 320 sqm unit and EGP 40.82 million for a 269 sqm unit. Dividing the two prices in the table by the area (a West Capital calculation) gives about EGP 102,000 per sqm for the 320 sqm unit and about EGP 152,000 for the 269 sqm unit. The gap between the two units most likely reflects type, location and finishing, not size alone.

The following plans are available:

• 10% down payment and installments over up to 7 years with no interest.
• 5% down payment, then 10% after 3 months and 5% at handover, with the rest paid over 7 years.
• 10% down payment and 10% at signing, with installments over 5 years.
• 5% down payment and installments over 5 years, as shown in the page title.

Delivery is in 2025, and some units are available for immediate handover. If handover is immediate, ask for an inspection report, confirm that all previous installments have been paid, ask for the amount of the maintenance deposit, and check the finishing and air conditioning specifications stated.

A worked example, including immediate handover

To show the difference between the plans, here is an example for a unit priced at EGP 40.82 million (a 269 sqm twin house in the units table), with no interest and no maintenance fees (a West Capital calculation). With a 5% down payment of EGP 2.04 million, EGP 38.78 million remains. Spread over 7 years (84 months), the monthly installment is about EGP 461,600, and over 5 years (60 months) it is about EGP 646,300. With a 10% down payment of EGP 4.08 million, EGP 36.74 million remains, which is about EGP 437,300 a month over 7 years. We show a quarterly installment of about EGP 1.32 million for this unit, which is slightly lower than our calculation, so ask for the official installment schedule.

When buying a ready unit, check three things: the finishing and air conditioning as stated in the contract, an occupancy permit or a registered handover record, and payment of the club and maintenance fees. Ask for a viewing both in the daytime and in the evening, because the quality of lighting and security shows after sunset.

The developer

The developer is City Edge Developments, majority owned by the New Urban Communities Authority together with Housing and Development Bank and the Holding Company for Real Estate Investment and Development. It was founded in 2017 and owns projects on the North Coast such as Downtown New Alamein and Latin District, in addition to Etapa in Sheikh Zayed. Its other projects include Mazarine in New Alamein, Baroque and Al Maqsad Residence in the New Administrative Capital, and Al Zahia in New Mansoura.
