The Km 107 location puts the project minutes from well-known North Coast destinations such as Marina, but it remains a project on the coastal road and not in the heart of the city.

The project covers 159,600 sqm, about 38 feddans when the area is divided by 4,200 sqm per feddan. That is our own calculation, because current offers give the figure in square metres only. The village sets aside roughly 80% of its area for green space, with one building registered and the total number of units not published. We list three types of apartment:

Marseilia Land Prices

Prices at Marseilia Land start from EGP 3.2 million as a launch price, and prices are subject to change. On the resale market, an ad appeared for a 100 sqm chalet at EGP 2.5 million with no installment plan, which is the price of one unit and not a general indicator.

The gap between the two prices makes sense, because the first is the price of a new, smaller unit and the second is a larger chalet on the secondary market. So always compare price per sqm and not the total price, and ask about the finishing condition and the phase the unit belongs to.

Payment Plans and Delivery

• 10% down payment at launch.
• Flexible payment plans are available, so ask for the written schedule to learn the installment years.
• Delivery is in December 2026 (Q4 2026). A reference to Q3 2024 appears in the description, which contradicts this, so do not rely on it.
• Construction started on 1 January 2025.

The services include “beachfront” facilities without stating the length of the seafront or how it is reached, so ask for a written explanation of where the beach is and whether it is reserved for residents.
