Mersea North Coast

Mersea North Coast is an under-construction coastal project by Toledo Development in partnership with Apache Development, at Km 76 on the International Coastal Road, about 10 minutes from New Alamein. The project covers 52 feddans with a building ratio of only about 14%. Chalet prices start from EGP 3.8 million, with a down payment between 5% and 10% and installments of up to 15 years. The announced handover runs from December 2029 to 2030 (latest update October 2026).

About Mersea North Coast

Mersea is Toledo’s newest beach project and the first in a strategic collaboration with Apache to develop real estate destinations in Egypt. The design rises in four stepped levels from 3 to 12 meters so that most units get a sea or lagoon view. Buildings take up only about 14% of the land, and the rest is given to green space and water.

The units are sometimes called apartments and sometimes chalets, and they fall under a single type, “Chalet Type A”, in three sizes. All units are handed over fully finished, which matters to anyone who wants a unit ready to use with no extra finishing cost.

Mersea location and kilometer marker

The project is at Km 76 of the Alexandria-Matrouh coastal road, directly on the Mediterranean. It is about 10 minutes from New Alamein City and El Alamein International Airport, and about 15 minutes from Borg El Arab Airport. This puts it between older North Coast villages such as Marina and newer ones such as Rowaa at Km 75.

The beachfront is 300 meters and the plot is up to 800 meters deep. Toledo has not published an official statement with these figures, so treat them as indicative.

Unit sizes and types

As of October 2026, units come in three sizes:

• One bedroom: 70 m2.
• Two bedrooms: 90 m2.
• Three bedrooms: 127 m2.

A smaller unit of 58 m2 also exists, so confirm the actual size of the unit you are offered before booking, since the gap between sizes means there is a smaller type.

Mersea prices and payment plans

Prices at Mersea start from EGP 3.8 million for a one-bedroom unit, from EGP 5.3 million for two bedrooms and from EGP 8.7 million for three bedrooms. The “launch price” shown at the top of the project page is EGP 6.5 million with no explanation, so we rely on the unit prices, not the launch price.

Figures vary by phase and unit type in the payment plan:

• 10% down payment and the rest over 8 years.
• 5% down payment and installments up to 15 years.

We show a range from a 5% to 10% down payment and installments up to 15 years, and we lock in the plan in force at the time of booking with the sales office. Handover is in December 2029, and execution began on 18 July 2026. We advise writing the handover date and the penalty for delay into the reservation contract.

The developer: Toledo Development

The developer is Toledo Development, which has operated since 2018 and has 3 projects. The company also launched Liana Residence at Km 70 on the North Coast, and its chairman Mohamed Hammam said at the time that the launch raised its investment portfolio to EGP 9 billion. Mersea’s partner is Apache Development. We have not found an independent profile of Apache, so we advise checking the partnership shares and which party is responsible for handover in the contract.

Services and beach

The project materials list the following services:

• 10 swimming pools across the project, including one about 1,200 meters long connected to a sandy lagoon of 2,000 m2.
• Water features covering 5,750 m2 with waterfalls and basins.
• A private beach, a clubhouse and two swimming pool areas for the hotel.
• 3 padel courts, two tennis courts and 4 children’s play areas.
• A commercial area on the main road, parking, a cycling track, security and surveillance cameras.

Questions to ask before booking

• What is Toledo’s share and Apache’s share in the project, and who is responsible for handover?
• Is the unit an apartment in a building or a chalet, and on which of the four levels?
• What are the maintenance and club fees, and the amount of the maintenance deposit?
• What is the annual payment schedule, and do installments rise after the first years?

Who is Mersea for?

Choosing between the three sizes depends on how you will use the unit, not on price alone:

• A family spending the whole summer will usually need the two-bedroom (90 m2) or three-bedroom (127 m2) unit, because they sleep guests and arrive fully finished, so no extra budget is needed.
• Someone buying for seasonal rental will look at the one-bedroom unit (70 m2) because of its lower entry price, but should ask about rental rules inside the village and the maintenance fees that will come off the return.
• Someone who prefers a low monthly installment may like the 15-year term, but should work out the total amount paid, not only the monthly installment, and ask for the full payment schedule in writing.
• Someone who needs a ready unit before 2029 will not be served by Mersea, since execution began in July 2026 and the announced handover is 2029 or 2030.

The view remains an important factor in price. The stepped four-level design means the difference between a unit on the lowest level and one on the highest is large in how much sea or lagoon you can see, so ask for your unit’s position on the plan before booking.

Notes on the accuracy of Mersea data

The final figures still need confirmation from both companies before booking. There are differences in the data you should know about: a launch price of EGP 6.5 million against starting prices of EGP 3.8 million, a 10% down payment against 5%, handover in 2029 against 2030, and units called apartments in one place and chalets in another. So do not base your decision on a single figure.
