The project combines apartments, penthouses, administrative offices, retail units and a My Otel hotel within a master plan where open space and water features take up most of the site. Prices at Waterway West start from EGP 10 million with a 5% down payment and installments of up to 7 years. The name is also written “Water Way West” or “Al Waterway West”, and it is one project.

About Waterway West Sheikh Zayed compound

The master plan follows a clear low-density principle: residential buildings are ground plus 5 floors and a penthouse (G+5+Penthouse) with a building ratio of only 15%, while 85% of the land is set aside for outdoor space and water features. The commercial and administrative buildings are ground plus 2 floors (G+2) with a building ratio of 30% and 70% open space. These ratios are announced by the developer (October 2026).

The renderings show white-faced residential buildings overlooking paved pedestrian walkways, water basins and carefully designed gardens, while the administrative buildings have a stone facade in shades of gray and black with large glass frontages. “My Otel” is named as an international hospitality brand within the project’s components, and operating details have not yet been published.

We see it as suited to buyers who want an apartment in a low-density project near existing services in Sheikh Zayed, and to investors who prefer a project that includes an administrative and hotel component alongside housing, because the mix of uses gives the project daily activity. The announced payment plans are three, the longest running 9 years:
