Palm Hills Katameya, known as PK1, is one of New Cairo’s best-known villa communities, developed by Palm Hills Developments on 110 feddans in the Golden Square of the Fifth Settlement. Its units are currently offered on a resale basis from their owners and include standalone villas, twin houses and townhouses with generous areas, about 12 minutes from the American University.

About Palm Hills Katameya PK1

PK1 differs from new-unit projects sold directly by the developer. It is an established community with a mature layout, large trees and finished streets, which is what many villa buyers look for when they do not want to wait years for the greenery to grow. The master plan is low-density, giving each unit a private garden and a large plot, with wide areas set aside for green spaces, water features and services.

Because units are sold by their owners rather than by the developer, each unit is its own story: each has a different plot size, built area, finishing condition and price, and some are semi-finished while others are fully finished. That is why it matters to review the unit itself and not rely only on the compound’s reputation.

The project is in an area known as the Golden Square because it holds a cluster of the finest villa compounds in east Cairo. This proximity lifts the standard of the surrounding services and roads, and makes it easier for a buyer to compare the price per sqm between neighboring compounds.

Streets and villas of Palm Hills Katameya compound

The compound is in the Golden Square of New Cairo, an area that holds the finest villa communities in east Cairo and sits close to the American University and the main roads. Approximate travel times by car:

  • The American University in New Cairo: about 12 minutes.
  • 90th Street: about 13 minutes.
  • Point 90 Mall and Downtown Mall: about 20 minutes.
  • Cairo International Airport: about 29 minutes.
  • The New Administrative Capital and the Regional Ring Road: about 30 minutes.
  • Cairo-Suez Road: about 35 minutes.

Well-known compounds sit nearby: Mivida is about 8 minutes away, Katameya Dunes 12 minutes and Hyde Park 18 minutes. These times change with traffic, so try the route at rush hour before you buy.

Unit sizes and types

PK1 is known for standalone villas, which make up most of its units, alongside twin houses and townhouses. Typical sizes include:

  • Standalone villas with built areas from about 420 to 900 sqm, on plots of about 780 to 1,200 sqm.
  • Twin houses with built areas from about 350 to 525 sqm on plots of about 600 to 750 sqm.
  • Townhouses with multi-level designs and three or four bedrooms.

Finishing ranges from semi-finished to fully finished, and garden sizes and unit positions inside the compound vary. These affect the price more than the age of the building does: a unit overlooking a water feature or an open green space is different from one on a narrow street.

Prices and available units

Resale prices in PK1 depend on the size, the position within the compound, the finishing condition and the garden. They change with each unit listed and each deal closed, so we do not show a single figure that could mislead you. Contact West Capital on WhatsApp and we will send you the units available as of November 2026, with their sizes, their prices and the payment method each owner accepts.

When comparing, calculate the price per sqm of the built area and of the land separately, and compare the unit with similar ones in the same compound and in neighboring projects. In a resale purchase the payment method is agreed with the owner, who may ask for full cash payment or accept installments over a short period, so ask for each unit’s terms in writing before choosing between units.

The developer: Palm Hills Developments

Water feature and fountain inside Palm Hills Katameya PK1

Palm Hills Developments was founded in 1997 and is one of the largest real estate developers listed on the Egyptian stock exchange, with communities in west and east Cairo and on the North Coast. PK1 is one of the company’s landmarks in east Cairo, which gives a unit good resale potential. To see the company’s projects and payment systems, visit the Palm Hills Developments page.

Facilities and services

The compound gives residents a range of leisure and sports services, including:

  • A social club (clubhouse) with a gym and lounges.
  • A large swimming pool and children’s pools.
  • Sports courts and children’s play areas.
  • Restaurants and cafes inside the compound.
  • Walking and cycling paths, water features and green spaces.
  • 24-hour security with surveillance cameras, maintenance and landscaping services, and parking.

These facilities give daily life in the compound a calm, social character. Children can play inside the gated community, and adults find places to exercise and meet without going out onto public roads. Maintenance and service fees vary with unit size, so ask the owner for the receipts of the latest payment and ask the compound management about any overdue charges before contracting.

Who Palm Hills Katameya suits and what to check before booking

PK1 suits families who want a spacious villa with a garden in an established, secure community, a buyer who prefers a ready or nearly ready unit and wants to move in without waiting for a future handover, and an investor looking for property in a long-established location in the Golden Square. Anyone who wants a small unit with long installments may find newer projects a better fit.

Before booking, review the following points:

  • The unit’s ownership contract and that it matches the selling owner, and the developer’s approval of the transfer and its fee, if any.
  • The actual land and built areas, the permits and licenses, and any changes made to the unit.
  • The finishing condition, the utilities and insulation, and an inspection of the roof, the facades and the garden.
  • Maintenance and service fees and electricity and water dues up to the contract date.
  • The unit’s position inside the compound and its distance from services and main streets.
  • The payment method and timing, and guarantees that the unit is delivered free of any obligations.

When viewing a villa, we advise visiting it in daylight and, if possible, after dark, and walking the surrounding street to judge the quiet, the privacy and its position relative to services. If the unit is semi-finished, work out the cost of completing the finishing clearly, because with such large built areas the gap between semi-finished and fully finished is large in budget terms. Ask the owner why they are selling and how long they lived there, and about any major maintenance carried out on the roofs and utilities.
