Villette SODIC in the Fifth Settlement is a fully integrated residential community by SODIC on the 90th Street in New Cairo, with apartments, penthouses, duplexes, townhouses, twin houses and villas set around green spaces and lakes. As of October 2026, apartment prices start from EGP 11.1 million with a 10% down payment and installments over up to 6 years, and delivery is in the fourth quarter of 2027 for the phases on offer. Starting prices on other current offers range from EGP 18 to 20.5 million, so we show prices as ranges.

Villette SODIC Location

The compound is in the Fifth Settlement in New Cairo, directly on the 90th Street, facing the American University in Cairo. It is about 15 minutes from the university and 25 minutes from Cairo Airport. The New Administrative Capital is roughly 15 minutes away, the 90th Street 5 minutes, and Heliopolis and Nasr City about 20 minutes.

The project covers 300 feddans (quoted in acres), and 54% of it is open green space. Villette is built in several phases, including V Residences, Sky Condos and Sky Condos Phase 3, which is coming soon.

Unit Sizes and Types

Units include apartments, penthouses, duplexes, townhouses, twin houses and villas, with sizes starting from 137 sqm. The sizes break down as follows:

• Two-bedroom apartments: 137 to 204 sqm. Three-bedroom apartments: 143 to 239 sqm.
• Examples: apartments of 139, 184 and 200 sqm, penthouses of 224, 287 and 303 sqm, and duplexes of 291 and 396 sqm.
• Townhouses between 253 and 260 sqm, twin houses between 260 and 314 sqm, and standalone villas from 300 to 750 sqm.
• Across the project, sizes generally run from 250 to 750 sqm.

These examples show that Villette apartments are larger than the average in recent apartment projects: a two-bedroom starts at about 137 sqm. That points the project toward families and upper-middle-income buyers.

Villette SODIC Prices

Figures differ between launch phases, so we show them as ranges:

• Opening price of EGP 11.1 million, and a launch price of EGP 16 million.
• Current offers: starting from EGP 20.5 million on some listings and EGP 18.1 million from the sales office, and resale units from EGP 9.25 million.
• Phase prices: V Residences from EGP 22.6 million and Sky Condos from EGP 29.2 million.
• Average price per meter of about EGP 112,600, in a range from EGP 59,700 to EGP 147,700.

Villette SODIC Payment Plans

Available plans include a 10% down payment with installments over 6 years, a 5% down payment with installments over 10 years in quarterly payments, a 5% down payment with installments over up to 7 years and immediate handover, or a 10% down payment over 6 years. Some offers quote installments over 72 months, which is the same 6 years.

A banner on the developer’s site promotes a SODIC plan with a 1.5% down payment over 10 years, but it does not apply to Villette. Available terms therefore run from 6 to 10 years depending on the phase, so ask for the plan of the phase you care about.

The Developer: SODIC

The project is developed by SODIC (formerly Sixth of October Development and Investment Company). Its projects in East Cairo include SODIC East in New Heliopolis, which covers 665 feddans and where the company says it has delivered more than 1,100 homes, as well as Eastown and Villette in the Fifth Settlement.

Villette’s marketing presents the delivered phases (V Residences and Sky Condos, delivered in 2026) as proof of execution, but the status of the phases is inconsistent across listings, so we check each phase with the company.

The project includes the following:

• Swimming pools for adults and children, Olympic-standard pools and lakes that are safe for swimming.
• A 30-feddan sports club with tennis courts and football pitches, a gym, a spa and a social club.
• Children’s play areas, an amusement park, walking and cycling tracks and four pocket parks.
• A mosque and a church, shops, restaurants, cafes, retail plazas and an organic farm.
• Schools, nurseries, medical centers, a 24-hour pharmacy and veterinary services.

Who Villette SODIC Suits

Villette suits families who want an integrated community with sports and service facilities in the Fifth Settlement, built by a large listed developer. It also suits buyers who want an apartment or penthouse larger than average. The project offers ready units on the resale market (about a thousand), which makes an immediate move possible.

It does not suit anyone looking for a low entry price: units in the new phases start above EGP 11 million and can reach tens of millions.
