About Rock Eden

Rock Eden is made up of 27 residential buildings of ground plus five floors, which occupy only about 25% of the land. The rest is green space and water features. The total site area is 178,000 sqm (about 42 feddans), including a 25,000 sqm commercial zone and 30,000 sqm of green areas. This is larger than the 34 feddan figure, so we treat that number as an approximate range.

The project is classed as ready to move in: delivery was completed in June 2023, the compound is fully built, and the units on offer can be occupied right away. That means you can inspect the project in person before buying, which is not possible with off-plan projects.

Expected rental yield is around 8% a year and price growth around 20% a year. These are estimates, not guarantees. The project’s proximity to Zewail City and the universities may support rental demand from families, local workers and students, but actual figures vary from one unit to another.

Rock Eden prices start from EGP 8.4 million, the lowest listed figure, while a 185 sqm apartment starts from EGP 11.35 million (you may also see EGP 11.3 million quoted). Penthouses start from EGP 13.67 million, duplexes from EGP 18.1 million and townhouses from EGP 23.1 million. The price per meter for apartments is about EGP 54,600.

The secondary market has resale units starting from EGP 7 million. The old launch price of about EGP 5.55 million dates from the first launch phase and does not apply to what is available today, so do not rely on it when comparing.

Payment plans

One plan offers an 8% down payment and installments over up to 8 years for apartments, and another offers 15% down with 10 years of installments on some units. Other plans range from 8% to 25% down with installment periods of 4 to 10 years, and cash buyers can get a discount of up to 35%.

The maintenance deposit is about 8% of the unit value, paid on handover, so include it in your total cost. Resale buyers get different plans depending on each owner’s terms, and we can help you negotiate them.

The developer is Rock Developments, formerly El Batal Group, founded in 1978. The founder’s name is given variously as Eng. Samir Dous, or Adel and Emad Dous, so we do not state these details as fact.
