The Lighthouse Village location

The village is inside the Wadi Yemm district on the Mediterranean coast at Ras El Hekma, in Matrouh Governorate, on the international coastal road (between Km 178 and Km 220). It is close to Alexandria, Alamein and Cairo: Sidi Abdel Rahman is 30 minutes away, Marsa Matrouh 45 minutes, Alexandria about two hours and Cairo about 3 hours.

The name “Lighthouse” refers to the Ras El Hekma lighthouse, one of the landmarks of the Wadi Yemm plan. The project has Mediterranean architecture, green areas, water features and sea views, and works for both seasonal and year-round living.

Sizes and units

The project’s total area and unit count have not been stated, and only one building has been recorded. Apartments are available from one to four bedrooms, with relatively large areas:

Ownership is freehold. Nine unit plans are shown, with no areas given in text. Note that the one-bedroom apartment, at 112 m² with 2 bathrooms, is much larger than one-bedroom units on the coast in general, which explains the high price.

The Lighthouse Village prices

Prices at The Lighthouse Village start from EGP 20 million as the launch price for the one-bedroom apartment, with a starting price of EGP 33.9 million for some units. The gap mostly comes from differences in unit type, launch batch and update timing. The four-bedroom unit (303 m²) reaches EGP 126 million. Prices and unit availability change with each phase.

The price per metre for the one-bedroom is around EGP 179,000 (EGP 20 million ÷ 112 m²), a rough calculation of ours for comparison only. Compare this figure with Wadi Yemm and the other Ras El Hekma districts before you decide. The metre price differs a lot between the one-bedroom (112 m²) and the four-bedroom (303 m²) at EGP 126 million, which is about EGP 416,000 per metre on our rough calculation.

Payment plans and delivery

• A 5% down payment at launch.
• Installments over up to 8 years (monthly or quarterly) with no interest.
• Delivery in December 2030 (the fourth quarter of 2030), with completion expected on 31 December 2030.
• Construction started on 12 October 2026.

A rough example, for illustration only: at EGP 20 million, a 5% down payment is about EGP 1 million, leaving EGP 19 million. Spread over 8 years (96 months), the monthly installment is about EGP 198,000 with no interest or annual payments. Ask for the written schedule, because maintenance and delivery payments may be added.

The Lighthouse Village developer: Modon Holding

The project is developed by Modon Holding, a UAE company listed on the Abu Dhabi Securities Exchange. ADQ appointed it master developer of Ras El Hekma City, within a plan valued at USD 35 billion. The master plan extends over 170.8 million m² and more than 310,000 residential units across 17 districts. Construction began on the first district, Wadi Yemm, on 24 September 2026. Modon Holding has no connection to the Egyptian company Modon for Real Estate Development.

Modon’s districts include partnerships with global brands in Wadi Yemm, among them Montage Ras El Hekma and Nammos Ras El Hekma, which on paper gives The Lighthouse Village luxury hospitality neighbours.

The Lighthouse Village includes:

• Swimming pools for adults and leisure, and children’s play areas.
• Direct access to the beach and beach facilities.
• A gym, a jogging track, and cycling and walking paths.
• Gardens, green areas and shaded walkways.
• Cafes, restaurants and sea views.
• 24-hour security, surveillance cameras, and maintenance, cleaning and reception services.

The Wadi Yemm master plan includes two golf courses, a country club, an equestrian centre, a seafront promenade, a lighthouse and an open-air theatre. These are district-level facilities and not exclusive to the village, so ask about your right to use them.

Who The Lighthouse Village suits and what to check before booking

The village suits buyers who want a large apartment with a sea view in the first district of Ras El Hekma, whose budget starts from EGP 20 million and who accept delivery in December 2030. It does not suit anyone who wants an economy unit or early handover, as delivery is more than four years away. Check the unit type, the delivery date in writing, the real installment period and the contracting entity. Compare it with Wadi Yemm and Modon’s other districts, because prices here are above the coastal average.

• Is the 8-year installment period for this village specifically, or for the Modon project in general?

• Are golf, the country club and district services covered by fees or by a subscription?
• What are the maintenance fees and the registered-ownership fees, and when does registration happen?
