ZED Sheikh Zayed

ZED Sheikh Zayed is Ora Developers’ first integrated residential and commercial project in Egypt. It sits in the heart of Sheikh Zayed City on El Nozha Street, around a central park of about 65 feddans. The project launched in May 2019 on 165 feddans and includes more than 4,700 units. As of October 2026, apartment prices start from roughly EGP 10 million, with a 5% down payment and installments over up to 10 years, and some plans offer units with no down payment. Delivery is in 2027 and 2028 for the phases under way, after the first towers began handover in December 2023.

About the ZED Sheikh Zayed project

Ora announced the project on 23 May 2019 with investments estimated at the time at about EGP 35 billion. It was the first project in Sheikh Zayed to bring multi-story towers together around a large public park. It is a mixed-use development that turns the district from a residential suburb into an integrated urban sector combining housing, retail, offices and leisure around ZED Park, a chain of connected plazas and gardens.

Phase one was awarded to Orascom Construction. It covered about 600 residential units, four 17-floor towers, a two-level commercial mall and a three-level garage, financed by Banque Misr with EGP 1 billion. Ora celebrated the handover of the project’s iconic residential towers in December 2023.

ZED Sheikh Zayed location

The project is in the heart of Sheikh Zayed with a direct frontage on El Nozha Street, close to the 26th of July Corridor, the Cairo-Alexandria Desert Road, the Dahshur Link and the Wahat Road. It neighbors well-known destinations such as Hyper One, Arkan Plaza, Dar Al Fouad Hospital and Nile University, as well as the compounds Karma Kay, Belle Vie and Al Yasmine.

The project has excellent visibility from the main road, which gives the shops and offices on the frontage a clear advantage, while the central gardens shield the residential units from street noise.

Project area and phases

The project covers 165 feddans (about 693 thousand square meters), of which 100 feddans are residential and 65 feddans are ZED Park. It includes more than 4,700 apartments, along with about 37,100 square meters of commercial space (ZED Strip and the Towers Mall) and about 77,100 square meters of offices and clinics. Reports older than 2020 quote 4,500 units, so we use the latest figure.

The project’s phases are ZED Park, Park Side Residence, ZED Strip (the mall), Park Towers (Y Towers), ZED Tower, The U phase, Casa D’or ZED and The Village Views. Casa D’or is presented as Egypt’s first residence with Armani/Casa designs, while the Y Tower holds about 150 residential units. About 168 units are currently on sale, made up of 118 apartments, 26 studios, 11 duplexes, 10 offices, two medical units and one penthouse, a figure that changes daily.

Unit sizes and types

ZED Sheikh Zayed has studios, serviced apartments, lofts, two-, three- and four-bedroom apartments, duplexes and penthouses, along with administrative offices, clinics and shops in the commercial parts. Unit sizes start from 60 square meters for apartments, 47 square meters for offices and 108 square meters for duplexes. A one-bedroom apartment of 76 square meters and a three-bedroom apartment of 219 square meters are on offer, and at launch Ora announced serviced apartments of 135 to 250 square meters in the first two towers.

At launch, Ora stated that apartments are delivered fully finished, and some phases such as Casa D’or come with luxury interior designs.

ZED Sheikh Zayed prices

Apartment prices at ZED Sheikh Zayed start from EGP 10 million. A 76 square meter one-bedroom apartment comes at roughly EGP 131 thousand per square meter, about EGP 10 million in total. Smaller units start from about EGP 5.6 million for a 60 square meter apartment, duplexes from about EGP 8.08 million and offices from about EGP 5.5 million, so these figures should be confirmed with the developer before booking. Larger units run into the tens of millions: a 219 square meter apartment is priced at about EGP 118.7 thousand per square meter (as of October 2026).

On the resale market, a 144 square meter apartment in ZED West is available at EGP 11.55 million on installments, and a 137 square meter apartment in Park Towers at EGP 15.2 million. These are listing prices, not an official price list from Ora.

Payment plans and installments

Two original plans are offered: a 5% down payment with installments of up to 10 years, or no down payment with installments of up to 10 years, along with a Move Now Pay Later service for units ready for handover. Some ZED West units come with no down payment and 10-year installments. Resale listings carry different terms, for example a down payment of about EGP 3.19 million over 5 years for an apartment priced at EGP 11.55 million, because the down payment there reflects what the first owner has already paid.

Delivery dates vary by phase: 2027 for ZED Tower units and 2028 for Park Towers units, while ready units for immediate handover appear in the phases already delivered. These figures are not a price quote from West Capital, and we recommend requesting the updated price list before you decide.

Ora Developers was founded in 2016 and is chaired by engineer Naguib Sawiris. It was previously known as Gemini Global Development. The company operates in Egypt, the UAE, Cyprus, Grenada, Pakistan and Iraq. ZED Sheikh Zayed was the company’s first residential project in Egypt.
