October Gardens malls are eight commercial, administrative and medical projects, with units from EGP 1.575 million for a 15 m2 shop in Ravina Square and from EGP 2.77 million in G Yard. The closest to operating is Al Walaa Plaza, ready for immediate handover on the Wahat Road (prices as of November 2026).

October Gardens is a growing residential district of 6th of October on the Wahat and Fayoum roads near Zewail City and the Italian District, served by small and mid-size malls that look after residents directly. October Gardens malls compared, lowest price first

A note on reading the table: the starting price belongs to the smallest stated unit, not a project average, and the total rises quickly with size and floor. A 45 m2 shop in Ravina Square costs EGP 4.725 million, while a 15 m2 shop costs EGP 1.575 million. Plans change between launches, so ask for the updated schedule in writing before any payment.

Where are the October Gardens malls?

The projects sit along the main axes of October Gardens, and these are their locations as our pages state them:

A worked example for a unit in Win Plaza

A 52 m2 clinic priced at EGP 3,697,969 with a 10% down payment means about EGP 370,000 at booking, leaving about EGP 3.33 million. Spread over 10 years with no interest, that is roughly EGP 27,700 a month. This is an illustration of the arithmetic, not a price quote, and the actual plan is confirmed in writing.

Quick notes on each mall

Ravina Square

A retail, administrative and medical mall under development by Ravina. Shops come in three sizes: 15 m2 at EGP 1.575 million, 35 m2 at EGP 3.675 million and 45 m2 at EGP 4.725 million. Announced handover is 2028. The 15 m2 size suits small pharmacies and accessory stores.

G Yard

A low-rise building of about 2,550 m2 by Hij, closer to a neighbourhood service hub than a regional mall. A 79 m2 shop is EGP 2.77 million, a 41 m2 shop EGP 3.54 million, a 34 m2 shop EGP 5.89 million and a 42 m2 clinic EGP 2.88 million.

Al Walaa Plaza

A nearly complete project by Al Saad Group: structure and facades are finished and units are handed over immediately in core and shell condition. It has a hypermarket of about 2,000 m2, a licensed medical building and a gold market. Shops are 25, 61 and 64 m2 and clinics 25 and 30 m2. The plan is shorter (24 months) with a 5% cash discount, and the metre starts at EGP 140,000.

Win Plaza

A mixed-use project by Capital Hills on 17,700 m2. Clinics start at EGP 3.7 million, a 77 m2 first-floor shop at EGP 9.297 million, and a 221 m2 office at EGP 11.49 million, fitted with air conditioning.

Capital Tower

Five towers with a 100-metre frontage on 3,250 m2: retail on the ground floor, then a food court, offices, medical units and hotel apartments. A 25 m2 shop is EGP 6.8 million and a 56 m2 shop EGP 7.78 million, with handover in 2028.

The Location

A four-floor building on 960 m2 by Kayan. Shops are 18 to 60 m2 on the ground floor and 36 to 50 m2 on the first, with clinics and offices on the second and third floors. The plans are 20% down over 5 years, 15% over 4 years, or 10% over 3 years, and units are handed over within two years of contract.

CRE8T

A retail, administrative, medical and hotel project by Harva with an open plaza of more than 4,500 m2, a basement, ground floor and four upper floors served by eight lifts. A 52 m2 retail unit is EGP 6.2 million and a 30 m2 unit EGP 6.37 million. The retail floors open first.

Nasa Mall

A Kayan project inside Aqmar Residence compound facing the Wahat Road and MSA University. Shops start at 35 m2 and offices and clinics at 40 m2, fully finished. It shows no fixed price, so we confirm what is available on WhatsApp.

Why is attention turning to retail in October Gardens?

The area has seen many residential compounds delivered in recent years, such as Rock Eden, delivered in June 2023, and Ashgar City with about 4,000 units. Every new resident needs a pharmacy, a clinic and a nearby supermarket. That is why small malls serving the neighbourhood appear, rather than regional malls drawing visitors from outside, and a unit’s success depends on the residents around it.

Who suits these malls?

• A business owner starting on a limited budget: a 15 to 40 m2 shop with 10% down is enough for a pharmacy, a cafe or a service store.
• An investor buying to rent: compare the monthly installment with an expected rent after handover, and do not rely on promised returns.
• A doctor or professional office owner: prefers upper floors with lower rent and closeness to the neighbourhood, with clinics available in Win Plaza, G Yard, CRE8T and Capital Tower.

How to choose between October Gardens malls

• For quick operation: Al Walaa Plaza, the only one announced for immediate handover, though the 24-month plan means a higher installment.
• For the lowest budget: Ravina Square and G Yard, provided your business fits 15 to 40 m2.
• For clinics and offices: Win Plaza and Capital Tower, with activities separated by floor.
• For longer installments: Capital Tower and Win Plaza up to 10 years, and CRE8T up to 8.
• Before signing: fix the handover date in the contract and ask about the building licence, who manages the building, and maintenance fees.
