Azzar in the Fifth Settlement is a gated villa and townhouse community in the Golden Square of New Cairo, developed by Ready Group in partnership with Dorra Group. It covers 25 feddans, with 18% built up and 82% given over to leisure and green space. The project is under construction and belongs to the “Azzar” series, which includes Azzar 2. As of October 2026, prices at Azzar start from EGP 45 million for townhouses, with a 5% down payment and installments over up to 8 years. Delivery is in Q3 2028.

About Azzar

Azzar is presented as an integrated residential community focused on privacy. The 25-feddan site has a 18% building ratio, and 82% of it is leisure area, gardens and parks. It is being built with Dorra Group, which is 79 years old and whose projects include Azzar North Coast, Azzar 2 New Cairo, Zayed Heights, Hadayek El Mohandessin and Zayed 2000. Construction began in March 2020. The basic data lists the project as one building, a generic figure that does not reflect the master plan. There are 122 resale units available in the project.

Location of Azzar in the Fifth Settlement

The project is in the Golden Square of the Fifth Settlement in New Cairo, near 90th Street. Approximate travel times are about 1 minute to Family Park, 2 minutes to the Mohamed Naguib Axis and Rehab City, 10 minutes to Cairo Airport and the American University, and 11 minutes to Madinaty. Its neighbours include Mountain View 2, Fleet SODIC, Palm Hills New Cairo and Aswaq City, and New Cairo Club and Platinum Club are close by.

Unit sizes and types

The units on offer are:

• Five-bedroom townhouses: 247 to 305 sqm (Model B: 247 and 291 sqm; Model A: 287 and 305 sqm).
• Five-bedroom villas: 439 to 494 sqm (Model B: 439 sqm; Model A: 494 sqm).
• Twin houses from 291 to 305 sqm, townhouses from 247 sqm, and standalone villas from 439 to 494 sqm.
• Resale listings include units of 237, 243, 265, 306 and 356 sqm, some outside the ranges above, so check each unit.

Azzar prices

Figures differ widely between new units and resale, and they are not an official quote:

• A 305 sqm townhouse from EGP 45 million, a 439 sqm villa at about EGP 85 million, and prices for the other models on request.
• Starting prices of EGP 15 to 20 million also appear (including EGP 19.45 million), and resale prices start from about EGP 14.5 million. These figures may relate to earlier phases or units.
• The average price per metre is about EGP 94,000, within a range of EGP 73,000 to 112,000, around EGP 12,000 per metre below the area average.

How should you read this spread? The gap between EGP 45 million for a 305 sqm townhouse and EGP 85 million for a 439 sqm villa works out at roughly EGP 148,000 per metre for the townhouse and EGP 194,000 for the villa (our own approximate calculation). That is much higher than the EGP 94,000 average for older stock. Treat them as two different pricing stages, and compare each unit with the current price per metre of neighbouring villa projects instead of comparing total prices alone.

Payment plans and delivery date

A 5% down payment with installments over up to 8 years. Four plans are available: a 5% reservation, 5% after 3 months, 10% on delivery and the balance over 8 years at no interest; or a 10% reservation, 5% after 3 months, 10% on delivery and the balance over 9 years; or a 15% contract payment, 5% after 3 months, 10% on delivery and the balance over 10 years; or a 5% reservation with the balance over 12 years. Delivery is set for Q3 2028 (September 2028), which may not suit buyers who want to move in right away.

Who is Azzar for? It suits buyers looking for a villa or townhouse in a relatively small community (25 feddans) with large green and water areas and a high level of privacy, who accept a high budget and delivery running to 2028. It does not suit anyone who needs to move in immediately or wants an apartment on a mid-range budget. If you are thinking about investment, ask about rental and resale demand in the Golden Square, about maintenance and club fees, and about whether a unit can be assigned before handover and at what cost.
