About The Portal Sodic Mall

The Portal stands on about 31,300 square meters, roughly 7.5 feddans, inside West Town, with green areas and artificial lakes throughout. It has two buildings: the ground floor holds shops, restaurants and cafes, and the seven upper floors hold Grade A administrative offices, with underground parking for more than 400 cars.

In some cases the project is ready to operate. The delivery date is December 2026 and booking began on 5 October 2026, so we treat the project as being in the booking and near-delivery stage and ask for confirmation of each unit’s status. It has two seven-floor buildings, and administrative units start from 81 square meters.

The project gains its importance from its place inside West Town, a district with busy commercial activity that includes West Town Hub, The Strip and the Sodic sports club. Offices and shops sit next to existing residents and service centers, not in an area that needs years to fill in. That lowers some of the risk of investing in a new project, but it does not replace studying the expected return and checking occupancy in comparable shops and offices before you buy.

The offers show different figures. A starting price of EGP 12.24 million appears for a 144 square meter office, and a higher figure of EGP 36.2 million also appears. For the 81 square meter office, one price list gives EGP 23.8 million while another gives EGP 2.38 million, and the monthly installment quoted (22.3 thousand or 223 thousand) shows that one of the two figures is out by a factor of ten. The average price per meter is about EGP 85,000. By our calculation, EGP 12.24 million for a 144 square meter office comes to EGP 85,000 per meter, which matches that average, so we think it is the closest to reality. We treat the figures above as an indicative range, not a confirmed price. The payment terms offered are:

• A 10% reservation down payment.
• Installments over up to 8 years in equal amounts with no interest, with monthly, quarterly or semi-annual options.
• A 15% discount for cash payment.
• A 5% maintenance deposit.

Delivery is in December 2026, with immediate handover for some units, so ask for a status statement for each unit before paying. A plan with a 15% down payment and 4-year installments also appears, but it belongs to The Portal Mall in New Cairo and not to this project, so do not mix the two.

Its headquarters is in Polygon Business Park inside Sodic West, close to the project.
