Listings use the word “ready” for very different situations. The first is a project that has been fully delivered and is lived in, such as Al Murooj, whose announced handover date was December 2024, and Rock Eden, delivered in June 2023. The second is a phased project where some phases are delivered and others are still being built, such as Ashgar City, where the Ashgar Residence phase is complete and other units run from 2027 to 2030. The third sells ready units and units still being handed over side by side, such as October Plaza SODIC, which has units for immediate handover and others semi-finished.

So ask about the specific unit, not the project. Has it been delivered? Is there a handover record? What is the finish level? Are there any unpaid maintenance charges?

Quick notes on each project

Acacia

Developed by Al Rashid on about 8 feddans in October Gardens near the Fayoum Road. It has 12 buildings of ground plus five floors, two-bedroom apartments of about 100 m2, three-bedroom units from 120 to 155 m2 and a penthouse of about 152 m2. The announced handover date is June 2026, which makes it closer to a handover stage than settled living, so inspect the completion level.

Ashgar City

A 148-feddan community on the Wahat Road developed by IGI, with about 4,000 units. Apartments range from EGP 3.55 to 8.38 million, at an average of roughly EGP 40,000 per square metre. It lets you choose between a ready unit and one off plan.

Al Murooj

By Dar Al Maghraby in the Northern Expansions. Apartments from 99 m2 and duplexes up to 317 m2, with about 80% of the land given to greenery and lakes, plus a central park, a club, a mosque and a commercial square. The lowest price among the fully delivered projects on this list.

Mountain View iCity October

About 500 feddans, 80% of it greenery and lakes. Apartments start at EGP 4.7 million and villas at EGP 8.6 million. Phases differ: some are delivered, others have expected handover from 2027.

Mountain View Giza Plateau

16 feddans on the Cairo-Alexandria Desert Road. A 65 m2 apartment starts at EGP 5.4 million, 110 m2 at EGP 6.9 million and 155 m2 at EGP 9.8 million. Units are offered by the developer and on the resale market.

Rock Eden

34 feddans behind Zewail City, with 27 buildings of ground plus five floors covering about 25% of the land. The lowest stated figure is EGP 8.4 million, and a 185 m2 apartment starts at EGP 11.35 million. The project is complete and can be viewed on site.

City View NEWGIZA

A gated compound on the Desert Road near km 22, inside the New Giza area. A one-bedroom apartment starts at EGP 9.9 million as a launch price. The first developer units may have sold out, so what is available is mostly resale.

October Plaza SODIC

30 feddans in the Northern Expansions behind Mall of Arabia. Prices run from EGP 6.4 to 17.3 million depending on size and finish. Units include ground-floor apartments with a garden from 140 m2, duplexes from 158 to 213 m2 and penthouses from 189 to 234 m2.

Brix

A small project of about 190 units on 10.5 feddans, with concierge service and an aqua park. One-bedroom apartments start at 71 m2. It was delivered in December 2025, and most developer units have sold, so offers are concentrated in resale.

Green Land

About 520 units on 76,000 m2 near 6th of October University. The launch price is EGP 12 million for an apartment from 155 m2, about EGP 77,000 per square metre. Prices today are resale prices agreed between owner and buyer.

How to choose a ready apartment in 6th of October

• Start with the total budget, not the down payment: delivered units are usually sold with a larger down payment and a shorter plan, such as 5 years in Al Murooj and Brix.
• Compare price per square metre: dividing price by area shows the real gap between 99 m2 in Al Murooj and 155 m2 in Green Land.
• View the unit and the neighbours: the advantage of a ready home is that you can see services, maintenance and occupancy before paying.
• Ask about ownership and documents: in resale, ask for the owner’s contract, maintenance receipts and proof that the unit has no outstanding dues.
• Balance location and price: October Gardens gives a lower entry price, while the Northern Expansions and the Desert Road give older communities at higher prices.
