Mall of Arabia Sheikh Zayed, which many people search for as “Arabic Mall”, is one of the largest shopping centers in West Cairo. It stands at Juhayna Square on the border between Sheikh Zayed and 6th of October. It opened in 2010 and is fully operating, so it is a shopping and entertainment destination and not a project under construction. It is owned and run by Marakez, part of Saudi Arabia’s Fawaz Alhokair Group, and has about 110,000 sqm of leasable area before an expansion that added 40,000 sqm. As of October 2026, Marakez does not announce sale prices for units inside the mall, but the area around it is one of the most active for residential and commercial buying.

About Mall of Arabia

The mall hosts a wide range of major brands, including Carrefour, Decathlon, Go Sport, Home Centre, Marks & Spencer, Saudi and Spinneys, along with DeFacto, LC Waikiki, H&M and Zara. It also has IKEA at close to 20,000 sqm, one of its largest branches in Egypt, a Home Centre furniture mall and a Mercedes-Benz showroom that opened in 2020. It also has a Galaxy cinema, a mosque and “The Park”, a garden of about 8 feddans (32,000 sqm). Marakez has repaid the EGP 2 billion loan that financed the mall, so it now operates debt-free.

The second phase (the expansion), launched in 2018, included tenants such as IKEA, Polo Ralph Lauren, Hackett and Calvin Klein, and a dining zone with Egyptian brands.

Location of Mall of Arabia Sheikh Zayed

Mall of Arabia Sheikh Zayed - cinema complex

The mall is at Juhayna Square between Sheikh Zayed and 6th of October, close to the Dahshur Link, the Wahat Road and the 26th of July Corridor. It lies in 6th of October on the edge of Sheikh Zayed. For that reason it is the reference point for distances in real estate listings across the area, and many towers and compounds are measured against it. Approximate distances from nearby projects (October 2026) are:

Sizes and Unit Types

The mall is an operating commercial property. Marakez does not offer its units for sale to individuals, and you can benefit from it by renting from the company or by investing in other nearby projects. The main figures are:

  • Total leasable area: about 110,000 sqm.
  • Second expansion: an additional 40,000 sqm.
  • The Park garden: about 8 feddans.
  • Largest tenant: IKEA, at about 20,000 sqm.

Unit Prices Around Mall of Arabia

There are no declared sale prices for units inside Mall of Arabia itself. For those looking to buy next to it, units are available in Orb Towers Sheikh Zayed from about EGP 8.5 million, in Tabah West from about EGP 13.9 million for a twin house, and in Tick Hills from about EGP 3.4 million for an apartment (as of October 2026 on their pages). Prices change with each phase, and we give you the latest when you contact us.

The developer and owner is Marakez, the Egypt arm of the Fawaz Alhokair Group. It led the mall’s second phase and also develops other commercial and residential projects. For competing malls in the area, see The Gate Plaza Mall Sheikh Zayed and Pixel Plaza Mall Sheikh Zayed.

The mall brings together shopping, dining, entertainment and daily services in one place. Highlights, by phase, include:

  • A Galaxy cinema, entertainment areas, restaurants, cafes and a food court.
  • Carrefour hypermarket, and Saudi and Spinneys supermarkets.

  • 2011: the first Gap store in Africa opens inside the mall.
  • 2014: the International Finance Corporation and the European Bank for Reconstruction and Development invest about USD 60 million ahead of the second phase.

Commercial and Residential Investment Around Mall of Arabia

The mall’s success has turned the surrounding area into a commercial and residential hub, with new towers, malls and compounds appearing around it. Among commercial options in Sheikh Zayed is Terrace Plaza Mall Sheikh Zayed, which offers medical, administrative and retail units, and the nearby residential options are those listed above. Before deciding, we advise you to settle your goal: a home, an investment to let, or a business. Each goal has a more suitable project, price and payment plan, and we help you compare the alternatives.

Residents of Sheikh Zayed, October and New Zayed benefit from this range of services without having to go to central Cairo, which raises the appeal of living in the area for young families.

Why Mall of Arabia Matters to Buyers in Sheikh Zayed

A mall of this size raises demand for nearby housing and makes neighboring projects easier to let and resell, which is why developers lean on proximity to Mall of Arabia in their advertising. When comparing projects, we advise you to check the actual driving distance at peak hours and not only the declared figures, and to check how far essential services are available inside the project itself.

Tips When Buying Near Mall of Arabia

  • Measure the actual driving distance from the unit to the mall at peak hours, not just on the map.
  • Ask about services inside the project itself (schools, medical centers, a club), since the mall covers only shopping and entertainment.
  • Compare a ready-to-live-in project with one under construction on price and delivery date.
  • Check the condition of the roads leading to the project, and the land status and license with the developer.

If you are thinking of buying near the mall, ask us for a written comparison of at least three projects on price per meter, down payment, delivery date and road conditions. That comparison saves you a lot of time and protects you from hasty decisions.
