Allegria Sheikh Zayed (Allegria Residence) is one of the most upscale communities in SODIC West Sheikh Zayed, built by SODIC around a Greg Norman-designed golf course. The Allegria Residence apartment phase sits at the community’s main entrance, opposite the compound. The project is delivered and ready to live in, and its units are now mostly sold on resale. Allegria Residence apartment prices start from EGP 17 million (the declared launch price), and apartment listings in circulation range from EGP 19.8 million to EGP 24 million, as of October 2026.

About Allegria Compound

Allegria was launched in 2007 and is the community that established the company’s standing in luxury housing in West Cairo. It is built around an 18-hole golf course designed by Greg Norman, is home to more than 1,250 families, and is served by Club S Allegria. The Allegria Residence phase is a low-density apartment cluster in a modern Mediterranean style, with views over the golf course, near Westown Hub and Polygon Business Park.

SODIC sold Allegria Residence before its official launch, which reflects the demand for this type of unit. That is why the apartments available today are mostly with owners reselling at prices above the launch price, so the price per meter needs to be assessed carefully before you decide.

It helps to tell three levels apart within the one name: the original Allegria compound with its villas and townhouses around the golf course, the Allegria Residence apartment phase at the entrance, and the Club S club that serves residents with its facilities. Each level has its own price and character. A Residence apartment suits someone who wants to live in a golf community on a smaller budget than a villa, while the villas suit families looking for a garden and more space.

Location of Allegria Sheikh Zayed Compound

Allegria is at the main entrance of SODIC West Sheikh Zayed, near the Rod El Farag Axis and the Cairo-Alexandria Desert Road, and is reached via the Dahshur Link (October 2026). Distances are as follows:

• Sphinx International Airport: about 5 minutes.
• Westown Hub and Arkan Plaza: about 12 minutes.
• Mohandessin: about 25 minutes.
• Heliopolis: about 50 minutes.

Unit Sizes and Types

Units range across apartments, townhouses and standalone villas.

• Allegria Residence apartments: three bedrooms at 195 sqm (193 sqm in the project description), fully finished.
• Community apartments: from 150 to 280 sqm per the description, with listings for 120, 187 and 225 sqm apartments.
• Penthouses: about 246 sqm with roof and terrace.
• Villas and townhouses: from 300 to 384 sqm per the description, with listings for villas from 329 to 620 sqm, and up to 922 sqm.

Buildings and units take up about 30% of the community’s area, while green areas, the golf course and water features take about 70%. The compound’s total area in feddans has not been declared. The difference between the official description’s sizes and the listings comes from the many neighborhoods and phases within Allegria, so make sure you know the exact neighborhood name of the unit. Units range from fully finished to core and shell, which makes a large difference in price.

Allegria Sheikh Zayed Compound Prices and Payment Plans

Allegria Residence apartment prices start from EGP 17 million (the launch price, October 2026).

The Residence phase reaches EGP 25.5 million. The starting price for Allegria community in general is EGP 16.94 million in the page title and about EGP 28.13 million in the sales section. Current apartment listings range from EGP 19.8 million to EGP 24 million for a 187 sqm unit, EGP 22.5 million for a 225 sqm unit and EGP 20.5 million for a 120 sqm unit, while villa prices run from EGP 51 million to EGP 115 million depending on size and view. The average price per meter is about EGP 99,838, within a range of EGP 51,321 to EGP 138,720. Payment is as follows:

• A 10% down payment at launch with installments of up to 6 years.
• A 12% down payment with 5-year installments in the developer’s plan, and other plans (5% or no down payment) in the project description.
• On resale the owner sets the down payment and installments, and many deals are cash or with a large down payment.

For comparison, the average price per meter in the other SODIC West communities is about EGP 85,000 to EGP 93,500, which puts Allegria at a higher level because of the golf course and club.
