Why the New Administrative Capital?

The New Administrative Capital is the largest urban development project in Egypt in the last decade. It sits east of New Cairo between the Suez Road and the Ain Sokhna Road, and includes the Government District, the Central Business District, the Diplomatic Quarter and the Green River, along with numbered residential districts and a transport network that includes the electric train and the monorail.

Demand in the capital comes in two kinds. Residential demand sits in districts such as R7, the Seventh Residential District, for people working in government bodies and the companies relocating there. Investment demand sits in malls and in commercial, administrative and medical towers in Downtown and the business district. This page therefore lists residential compounds and commercial projects side by side.

Prices and payment plans in the New Administrative Capital

The figures below are taken from our project pages as of November 2026. They are indicative and change with every release phase. The final price depends on area, floor, finishing and delivery date, so treat them as a starting point for comparison, not a final offer.

Apartment prices

  • Apartments in the listed compounds start from about EGP 3.9 to 4.4 million for the smaller units.
  • Two-bedroom apartments start from about EGP 4.8 to 5.8 million, and three-bedroom apartments from about EGP 6 to 7 million.
  • Sky villas start from about EGP 12.5 million, and twin houses exceed EGP 15 million in some projects.

Commercial, administrative and medical unit prices

  • Retail shops: the price per meter starts from about EGP 90,000 in some malls, ranges between EGP 160,000 and EGP 200,000 in most, and reaches EGP 250,000 to EGP 300,000 on prime ground floors.
  • Administrative offices: the price per meter is about EGP 56,000 to EGP 60,000 in the lower-priced projects and EGP 75,000 to EGP 122,000 in the higher-end towers. Whole offices start from about EGP 2 to 3.5 million.
  • Medical clinics: the price per meter starts from about EGP 54,000 and reaches EGP 94,000 to EGP 132,000 in specialized medical projects and hotel towers.

Payment plans

The down payment in most projects is between 5% and 10%, and some commercial projects offer installments with no down payment at all. Installment periods run from 5 to 7 years in malls and reach 9 or 10 years in a number of residential and commercial projects. Some plans include a payment on handover, so factor it into the total cost.

Who is the New Administrative Capital for?

  • People working in the Government District and in the companies and banks moving to the capital, who want to live near work.
  • Investors in shops, offices and clinics, focusing on malls with strong locations and developers with a clear delivery record.
  • Buyers looking for lower entry prices than the Fifth Settlement and a long-term growth horizon, not immediate move-in.

The capital does not currently suit someone who needs a fully serviced neighborhood today, because the city is still being brought into operation in stages.

We explain the reality of each district before you choose.
